In this real estate coaching tip we will look at how many days a home is on the market before it sells. LinkedIn posted the following article which shows the average days on market for US homes. Local sold figures can be higher than the national average.

Real estate professionals often list a home for 180 days. Could the seller’s home be coming off the market just when it is about to sell? Will the listing expire and no longer be visible on the internet right when a buyer might be ready to make an offer on the home?

Real Estate Coaching Tip:

Check your local MLS stats. What is the average days on market in your local area? Next, go a step further and check by neighborhood. You will find some neighborhoods have average days on market (DOM) of 365 days!

The question is, what is in your clients best interest? Should you take the listing for 180 days if 185 is the average days on market?

Top Producers check the number of days on market and may list a home for up to a year depending on the average days on market.

Do you have the determination and the mindset it takes to be a top producer? Do you see yourself enjoying the lifestyle of a top pro? I’ll help you get there faster, here is why. I was twenty two years old when I began selling real estate. Like many of you, I spent thousands of dollars on training, listened to what everyone told me to do and basically struggled for years before finding success. My parents were not business owners and no one took me under their wing. I had to learn to be successful on my own.

As an individual salesperson without an assistant, I would build my listing inventory to up over 50 listings only to have the market collapse. I blamed the market but looking back I see it was not entirely the market’s fault.

I had great brokers in charge and managers but their focus was to keep me and the company out of trouble. They shared important safe practices that were extremely helpful. Each manager had a different idea of how to be a Realtor. Half would tell me to call every stranger in town while the other half would tell me to only do business with people that know, like and trust me. Throughout my career I jumped from one training program to the next. Each time I threw out the old system and began a new one.

One day while searching for ways to end the up and down sales cycle that kept me running in circles, I came upon some old audios with coaching exercises that changed my mindset and eventually changed my life. I opened my mind and stopped limiting my beliefs. I stopped focusing on what does not work and began blocking out negativity. I set goals, achieved them and then set bigger goals. Success followed.

Determined to cut through all of the confusion in the real estate training industry and to help Realtors® reach their personal income goals faster, I went back to college. I was on a Mission. Afraid of public speaking, I volunteered to teach at the local board of Realtors®. It was awful at first but each time it got a little easier. At the age of fifty, while working full time, I graduated Summa cum Laude with an AS degree in Education. Now, I could give back.
