Stumptown Park is Matthews NC Community Hub
Labor Day weekend brings hundreds of thousands of people to Matthews NC every year. They come for the Matthews Alive Festival, the southeast's largest Labor Day festival. Stumptown Park in downtown Matthews NC is the center of activity for this festival, which spills over into S. Trade Street in front of the park and the nearby Matthews Community Center. The festival starts at 6:30pm on Friday September 4th this year with an "All You Can Ride" armband night, continues on Saturday morning with a Labor Day Parade at 10am plus musical entertainment and an arts and crafts show all day long. The food, rides, music and crafts continue all weekend until 5pm on Monday September 7th.

Charlotte NC Short Sales--Get Help from the North Carolina Commissioner of Banks
Are you trying to buy or sell a short sale property in Charlotte NC? Are you waiting... and waiting... and waiting for the lender to approve your short sale? If so, you are experiencing one of the most frustrating aspects of the short sale process: long waits and lack of communication from mortgage lenders after a buyer and seller have agreed on a purchase contract.
If you are a short sale seller, your buyer may give up due to the long wait for an answer and you've lost the sale. If you are a buyer, you may lose your favorable loan interest rate or your short sale purchase may not be able to close in time to meet your moving timetable.
The Charlotte Regional Realtor Association recently released helpful information for buyers and sellers of Charlotte NC short sales. The North Carolina Commissioner of Banks (NCCOB) has an online-complaint form that may help frustrated buyers and sellers get a faster response from the banks. When a complaint is filed with the NCCOB, banks typically have three weeks to reply to the complaint. If "foreclosure" is checked under the "Complaint Type", the banks must respond within seven days. If your short sale or foreclosure situation is urgent, you can also call the NCCOB.

Charlotte NC First Time Home Buyers--Time is Running Out for the $8000 Tax Credit
97 days, 10 hours, 41 minutes, and 5 seconds. That's how much time is left for Charlotte NC first time home buyers who want to take advantage of the $8000 tax credit.
If you intend to participate in the program, you must close your new home by November 30th, 2009. You should be searching for a home now because once you get your chosen property under contract, it may take 45 days or longer to close the transaction.
I believe that the First Time Home Buyer Tax Credit program will create a frenzy over the next two months similar to the Cash for Clunkers program. I experienced this first hand this week when I listed a very nice home in Matthews NC at a price attractive to first time home buyers. Within the week, there were five showings of the property and four agents submitted offers. Each of the offers was made by a first time home buyer. Unfortunately, three of those buyers were disappointed not to get the property and will have to continue their search.
