In 2011. there were 167 properties sold on the island of Kauai, Hawaii as bank-owned REOs - an increase from 2010 when 135 properties sold as Kauai REOs.

The median sales price was $274,000 - down from the median sales price for Kauai REOs in 2010 of $320,000.

The most expensive Kauai REO sold for $3,100,000 in May 2011 after only 21 days on the market. In 2009, the property had been listed for sale for over $7,000,000.

So what is happening with short sales in Kauai. Hawaii? They went up in 2011. The number of short sales increased to 108 in 2011 on the island - up by nearly 32%. At the same time, the median sales prices for those short sales fell by $77,875 (20%).

A big factor in the median sales price decline came from the the thirty one (31) short sales at Kauai Beach Resort. The median sales price for those short sales was $37,000 with sale prices ranging from $22,000 to $94,000. Currently there are only 5 Kauai Beach Resort condos offered for sale starting at $39,000. Only one is a short sale.

The most expensive Kauai short sale was a beachfront home on Moloaa Bay that sold for $2,200,000. It is a 5 bedroom/ 3.5 bath home oceanfront home.

Currently there are 81 active short sale listings and 73 contingent sales. Contingent means that the Seller has accepted an offer and the offer has been submitted to the lien holder for approval. Sometimes the line holder (bank) takes so long that the Buyer "walks". Sometimes the lien holder counters the offer with a higher price and the Buyer will not agree to the higher price so the property comes back on the market.

The bank received 7 offers in just a few days for this condo for sale and they asked the buyers for their "best and final" offer. This is a first floor end location condominium of 1,058 square with one bedroom and 2 baths with views out to a tree-lined path to Anini Beach and beyond to the Prince Golf Course. This is a great floor plan that gives you lots of flexibility. Start with a large entry, then on one side you have a kitchen, dining and living area and bathroom. Koloa, Kauai- condo sales statistics- Poipu condos for sale

So what do the Poipu condo sales statistics reveal? Could the trend be turning around for condo sales on the south shore of Kauai? The Koloa District condo sale statistics for 2011 showed improvement and topped 2010 with an increase in both the number of sales and the median sales price.

The least expensive condo sold in 2011 was offered for sale for $150,000 and sold for $115,000 at Kiahuna Planatation. Unit #304 sold in April and is a 1 bedroom/1 bath Leasehold condo. It originally came on the market in July of 2008 when it was listed for $240,000. Currently there are 42 condos offered for sale at Kiahuna Plantation priced form $129,000 to $1,795,000. My husband and I owned a Kiahuna condo in the 1990's and we love that property. It is really a special place.

At the high end of the condo sales statistics for 2011, there were fourteen (14) condos sold at Koloa Landing at Poipu Beach with sales prices ranging from $1,059,000 to $1,899,000. Koloa Landing at Poipu Beach is a newer development that offers 2,3,& 4 bedroom luxury condominiums. The project is about 30% complete. The property offers full resort amenities including porter service, 24 hour front desk check- in, housekeeping, a fitness center, sundries shop & grill, lobby lounge, and two cascading pools with spa & BBQ area.
