
Over the last several years, my family and I have vacationed on the emerald coast of Florida. We have always stayed at the Pelican Beach Resort in Destin. This is a beautiful resort in the heart of Destin and located only about a mile from the Destin airport where we fly in, tie down the plane and get a rental car.It is located directly on the beach with an unobstructed view of the gulf.
About 8 years ago we started watching the property values of the DestinPelican Beach Resortcondos start climbing through the roof. My wife said she sure wanted to buy one of those Destin condosbut I told her that one of these days the prices will drop and drop they did. The prices peaked in 2006 and have been on a steady decline up until recently. Now, the Pelican Beach Resort condosare slowly starting back up.
About 9 months ago I contacted a prominent Destin real estate firm about my future plans to buy a condo in Destin but more specifically at the Pelican Beach Resort. I was connected with one of the broker's team members who stated she would be happy to assist me. I told her of my plan to be down there the next week on a family vacation. I also told her I would like to meet with her or if she wasn't available then meet with her broker.
A couple of days into the vacation, I called my new agent and she told me she should be able to meet with me the next day and I told her that would be fine and I looked forward to meeting her. I also told her if she could not make it, have her broker meet with me. For the next 3 days of our vacation, I never heard from her or her broker.

We are seeing signs here in Dyersburg,Tennessee of a market recovery. Included in this recovery are jobs! Actually, many of the factories here in the Dyersburg area are calling back workers who were laid off over the last several months.
The steel mills just across the river from Dyersburg are also rehiring workers and also hiring new employees as well. I have two friends who just got hired at two of those mills.
Yes, the Dyersburg real estate market is definitely on the road back up and it is about time! Our phones here at Carousel Realty are really ringing and most of my agents are showing properties and writing contracts.
It sure is good to be selling real estate again and also good to see many laid off going back to work!
About a year ago, one of my tenants at Laurenwood apartments got disabled during an accident(slipped on ice while getting down from his tractor trailer truck). He lived upstairs at Laurenwood but after the accident he spent a couple of weeks in the hospital.
Since he had been a longtime renter we worked on an empty downstairs apartment to make it handicap accessible. About 1 month later a factory called looking for a Dyersburg handicap accessible apartment so we made the apartment across the hall handicap accessible. They had an employee just get injured at work who needed lots of rehab and a handicap accessible apartment.
Well that employee just moved out(after a few months) and we now have open a Dyersburg handicap accessible apartment. This unit is located in Laurenwood apartments which is located on Tickle Street just down the street from the hospital.

The new tax credit for first time homebuyers will end if you have not purchased a "first time home" by Dec 1, 2009.
Here is a link to the National Association of Realtors website that has an excellent article describing who would be considered a first time homebuyer and the guidelines for the program.
I keep hearing people say that the tax credit will be extended beyond Dec 1, 2009 but I do not believe that will happen. The president has his focus on passing a healthcare bill and neither he nor the democratically controlled congress have any interest in addressing the tax credit.
With this being said, now is the time to act. If you have been sitting on the fence about purchasing a home, now is the time to jump down(don't climb-will take too long) and start looking for your house. if you find one tomorrow and put it under contract, some of these loans are taking 60 days to close and that would put you into November. Not much room for comfort is it?
My staff and I are ready now to help you find that "perfect home". Don't wait because it will be too late!
About a month ago a couple called me about looking at a house in the Bogota community of West Tennessee. He liked the house but after talking to his wife decided not to buy it. After receiving that news from them I asked why they wanted to move. He told me the neighborhood had really gone down and lots of foreclosures popping up around them.
As I started digging he told me he knew the values were way down and he and his wife were ready to move on. I looked up his property on courthouse records and then went and looked at his 3 br 1 ba house. It is cute as a button but in a declining location.
I told him that mainly foreclosures are selling right now and they would be his competition when we listed it. Here is a blog post I did on the property right after listing it!
Since I had a motivated seller and low comps surrounding him we discussed pricing his house like a foreclosure and selling it fast. He liked that idea and signed the listing paperwork.Some agents in my MLS like to "pocket" those "good" listings but I entered the listing into the MLS immediately. After all , that is what is best for my client!
I showed the house the next day but another agent called to show it that same day. He stated he could not believe the price but he had an investor looking to "steal" houses. We priced it right and his cash investor is meeting all of us today at 4pm to close the deal.
Since my seller did not have any place to go yet, we also negotiated a short term lease to give them time to think and then move!
I like it when it is a win/win/win/win deal for everyone involved!
