Mike Frazier, Dyersburg Tn Real Estate

A couple of weeks ago, many professionals here in Activerain were challenged by Bob Stewart(in his blog post) to blog about a great small business in our city or town. The first company that came to mind for Dyersburg is Riggs Supply and Home Center.

Riggs is a small chain(4) located in Arkansas, Missouri and Tennessee. I am sure the Dyersburg store is their best store because of the employees and staff. Joe Woodard is the manager of the store and I believe he has been with the Dyersburg store since it came to Dyersburg in June 1981.

In one of the pictures you will see the sales counter with about 1/2 of their sales staff pictured. In the picture are Charles Snider, Sheila Forsythe and Rita Hardee.

My family and I love to frequent Riggs because of the low prices and friendly sales staff. My father-in-law Carl Minton is my maintenance man for my 80 rental properties and the first place he will go for supplies is Riggs Supply. From hardware,plumbing, electrical, heating and air filters, lawn mowers and weed eaters and much much more for your home or business, this is the first place you should stop when you need any non food item.

Last Saturday my wife and I went to Riggs Supply to purchase some liquid chlorine for our pool. They have the best price for this. They only had 3 one gallon jugs in stock but promised me they would call me after more came in. Monday afternoon I got a call from Riggs stating that they got my chlorine in. On Wednesday morning my wife and I went to Riggs before work and picked up 8 cases(4 gallons in case).

I went to Riggs Supply this morning for some shower heads(again lowest price) for my apartments. I talked to Joe Woodard and asked him for permission to take some pictures and write about his store. I also told him how much I appreciate him and the employees of Riggs Supply and Home Center.

With the Lowes and Home Depots moving into cities like Dyersburg, the smaller chains like Riggs Supply are feeling the pressure. However, our Riggs Supply is still open and continues to offer the best prices and unsurpassed customer service.

I have sold several REO properties and listed some assignment listings from bankruptcy judge.

Let me explain about the assignments from bankruptcy judge. If a person files for bankruptcy here in Tennessee where all their debts disappear they will have to give up their house. The judge will ask the bankruptcy trustee to determine the value of the house(asks for BPO from a Realtor). If that value is more than is owed on the mortgage and the sale will pay commission and pay off mortgage and have money left to pay other creditors then that trustee will be allowed to hire a Realtor for 30-60 days to sell that house.

It is only for a short duration however as the mortgage holder can petition the court to release the house back to them. After two or three of these petitions and no signs of a sale, then the trustee has no recourse but to tell the bankruptcy judge that a sale is not imminent then the judge gives the house back to the mortgage company.

The mortgage company does not own it yet however. Now that the house has been released then the property can be advertised in the paper for 30 days then auctioned on the courthouse steps. At this point the mortgage holder becomes the owner if no one out bids them. If that happens, the mortgage holder is even happier because they have been paid off. when sale is completed.

If you know someone filing bankruptcy and their house has some equity, it is possible to purchase that house if a knowledgeable Realtor(that's me) is involved and a bankruptcy trustee can talk the judge into this sale.

About a year ago, I took my flip video camera out to Dyersburg's Lakewood community and shot some video of the lakes.

There are 5 lakes at lakewood with the largest one several acres in size. That lake connects to another lake almost as large.

I edited on Mixpo several of the videos but that platform has disappeared so now I have resubmitted 3 of those videos to Youtube and these are now available on my lakewood blog over on the right side.

Dyersburg's Lakewood is a great place to live and enjoy the outdoors. My secretary and her husband(my best friend) live in Lakewood and have my family over often to cook-out and fish.

Currently there is a fantastic buy on a foreclosure at Lakewood that is a 5 bedroom 3 bath. This home is located on one of the smaller lakes. This house is priced at $142,500.

Pine Hill Subdivision or more formally called Pine Hill Estates is a mid range priced subdivision in Newbern,Tn only about 8 miles northeast of Dyersburg Tennessee.

This is a beautiful fairly new subdivision where house values range from $100,000 up to $165,000.

Carousel Realty just closed the sale on a home at 900 Sugar Pine for a purchase price of $127,000. This is a 3 bedroom 2 bath home, 1406' heated and cooled area with a two car garage built in 1998. That picture is up above.

The new home under construction has 1351' heated and cooled area, a 2 car garage, LOW-e glass windows, blown in insulation in walls and ceiling and a great floor plan. I will replace the pictures down below in a couple of weeks when we will be 6 weeks from completion. Now is the time to start picking out colors and carpet.
