Sharp Top Mountain Deer outside Lodge
The lodge is set on the banks of Abbott Lake at the base of Sharp Top Mountain. This is a favorite destination for a special dinner and is a scenic 45 minute drive from Lynchburg. Take a stroll around the lake or peruse the gift shops before dinner in the Lake View Restaurant. Enjoy an after dinner drink at the Sharp Top Cocktail Lounge or in the bar. Stay overnight at the lodge and enjoy a hearty breakfast before hiking the 1.5 mile trail up Sharp Top, one of the three peaks that make up the Peaks of Otter. In non-winter months, you can take the Sharp Top bus to the top as well. Two years ago we received a night time call from a distraught tenant who kept saying he was sorry. He was at work, his kids were home and the house caught fire. Fortunately, everyone got out safely and the fire was out by the time we got to the property.
The house was uninhabitable, the tenant had no insurance and no place to go.

The day after the fire we were back at the house with the adjuster. It was a shocking sight - every room was destroyed from the smoke and fire damage. Windows with the glass blown out. Intense heat melted the ceiling fans and TV's. All of the tenants belongings were destroyed either by fire or the water used to put it out. The entire house had to be gutted and rebuilt from the studs. We had replacement insurance and received a monthly check for the rent we weren't collecting while the house was rebuilt. The tenant left with nothing (though we did give him his security deposit).
For under $20 per month, the tenant could have had Renters Insurance coverage.

We show new tenants the whole series of fire photo's and encourage them to see their insurance agent. We can't force anyone to buy it but If you think you can't afford insurance, can' you afford not to have it?

Smith Mountain Lake is located in Southwestern Virginia approximately one hour from Lynchburg in the Blue Ridge Mountains. With 500 miles of shoreline, SML covers three counties Franklin, Bedford and Pittsylvania. The lake was created in the 1960's primarily to generate electricity. The Blackwater and Roanoke Rivers were dammed, Smith Mountain Lake began filling in 1963 and was at full pond by 1966.

The water surface covers 32 square miles. Normal or full pond level is 795 feet above sea level. The lake is deepest near the dam at approximately 250 feet. The average depth is 55 feet. This past year, we experienced a drought and the level dropped approximately five feet. I'm happy to report that the lake has recovered to normal levels since AEP restricted the outflow of water.
The average temperature is 73F in summer, 41F in winter. The average rainfall is 43 inches and snowfall average is 10 inches.
Visit the Dam
Take some time to check out the Visitor Center at the Dam. You'll learn how electricity is generated by American Electric Power. The kids will like the computer models, theatre, hands on exhibits. There are picnic facilites with grills at the base of the dam.
