I know you are thinking, wow, those numbers look pretty grim. Well, with the foot upon foot of snow that we have been receiving I am sure the weather has a lot to do with the low numbers. Looking at the closed transactions in February 2007 there were seven luxury Lake Winnipesaukee waterfront properties that sold for more than $1 million compared to February 2008 when there was only one. That alone has a huge impact on the overall averages.
I do see one positive in this months update and that is of course is the average days on market. The number of days a home stays on the market before selling has decreased. Yea! Some good news!

Wolfeboro, New Hampshire Lake Winnipesaukee, luxury waterfront properties continue to increase in value and you may want to check out some of these fabulous homes on the water that have recently sold in recent months.
Since October 1st, 2007 three Wolfeboro, NH Lake Winnipesaukee waterfront homes have sold for over $1,000,000.

This three bedroom, four bathrooms, 3959 square foot luxury waterfront home is situated on 1.36 acres and overlooks Winter Harbor. With its 150 feet of Lake Winnipesaukee waterfront it sold for $1,650,000 in November 2007. This home boasts all day sun and has a U-shaped dock.

Also in November 2007, this year-round Lake Winnipesaukee waterfront home on Sewell road sold for 86% of its asking price at $1,980,500. With top of the line amenities, it is located just one mile from the downtown shops and restaurants of Wolfeboro, NH. It included an oversized 66 foot docking system.

Last but not least, this three level, contemporary home, also on Sewall Road, sold in October 2007 for $2,536,000. With 180 feet of Lake Winnipesaukee water frontage on Jockey Cove, it has a sandy beach and a deep water dock. At 3500 square feet of living space, four bedrooms, and four bathrooms, there is plenty of space for entertaining on Lake Winnipesaukee! This wonderful home sold within 6% of asking price!

I have never been a huge winter fan. In fact, a few years ago I begged my husband to move our family to Florida to live. He denied my request...
Ever since I became a REALTOR though the winters haven't seemed so bad because my mind was focused on something other than the cold harsh winters.
My parents, and my sister's family live down in Florida and call me daily and their favorite question is "How's the weather?" I am sure if any of you New Englander's know anyone who lives in Florida you also hear this question frequently. My standard answer this year has been "It's snowing."
I had been doing so well this year with the seamlessly never-ending forecasts of yet another storm we were about to be hit with. I am sure that I can contibute my "getting through the winter" to the fact that my new house has a garage. It is a huge relief to know that I really don't need to go out in the cold to get to my car, and no one needs to scrape the snow and ice off it anymore!
BUT the other day, I was sitting looking out the window......and it was STILL snowing.
It is only the middle of February and I am already feeling this way??? Oh no....will it ever end?
