I was asked recently about the real estate market in Belknap County and how it was fairing in this seemingly "tough market". Most consumers don't realize how good we have it here in this part of New Hampshire compared to the rest of the nation. Real estate markets are local and according to the following statistics Belknap County is doing pretty well.
2006 2007
Average list price: $346,004 $388,318
Average sale price: $328,694 $365,501
Median sale price: $238,000 $238,700
Days on Market: 123 140
Transactions over $1,000,000 31 36
So what does this mean? Although the days on market have increased, the average sale price for homes (single family residential) in the Lake Winnipesaukee area, specifically Belknap County, are up over 10% from 2006. The beauty of our Lakes draw buyers here from all over, whether they are buying a primary or secondary home. Lake Winnipesaukee real estate is a great investment that continues to appreciate and is highly sought after. Thirty-six homes sold for over $1,000,000 in 2007 in Belknap County, approximately 16% more than in 2006. Our high-end buyers don't seem to be as effected by the state of the economy, they seem to buy regardless. This is a great opportunity to buy real estate. Interest rates are low and inventory is high.
These are taken from NNEREN for Belknap County for the periods between 1/1/06-12/31/06 and 1/1/07-12/31/07

Are you thinking of relocating to Wolfeboro, NH? Here is some information that you might find useful before it is time to make the big move.
History
Wolfeboro is a quaint little town with a ton of history. It is known as "the oldest summer resort in America". It was named after General Wolfe and originally was spelled Wolfeborough. In 1895 the spelling was changed by the U.S. Government to Wolfeboro. For more historical information visit the Wolfeboro Historic Society.
Downtown Wolfeboro is a fun place to visit either by car or boat. There are many shops and restaurants, some where you can eat out on a deck that sits right over Lake Winnipesaukee. It is simply beautiful.
Wolfeboro has water frontage on Lake Winnipesaukee (55,685 acres), Lake Wentworth (3097 acres), and Crescent Lake.

Wolfeboro is also home of Brewster Academy which was originally the Wolfeboro and Tuftonboro Academy. In 1818 John Brewster attended the Academy. When he died he left in his will $500,000 to the Academy and the charter was amended and the name was changed to Brewster Free Academy. It is located on a large piece of land that sits between South Main Street and Wolfeboro Bay. The first Brewster Free Academy building was built for $150,000! It burnt down in 1905 and the building that is on the site presently was built in that same year. When Kingswood Regional High School was built in 1964 it was changed to Brewster Academy which is now a prestigious co-educational day and boarding school designed to prepare students for admission to the best colleges in the country.

Believe it or not spring is right around the corner. If you are considering putting your home on the market in Wolfeboro, Alton or Gilford, New Hampshire, now is the time to start preparing.

Choosing a REALTOR to list your home with is the most important step in the home selling process. Realizing that more than 85% of today's buyers are starting their home search online, my main focus (second to customer/client satisfaction) is internet marketing. There is only one reason that your home will or will not sell and that is MARKETING.
With Coldwell Banker Residential Brokerage and me you will receive the ultimate marketing power. You will find that most REALTORS have a website but be careful, most do not have an internet marketing strategy. List your home with a REALTOR and company who will expose you're listing to the most amount of potential buyers.
Coldwell Banker Residential Brokerage and I will get the job done. We have the most visited website in New England and put our seller's listings on eight additional websites. As your REALTOR, I go above and beyond this company policy and place your real estate listing on an additional 30+ websites.
In this 5 Part series I will show you more specifically why I am the Lake Winnipesaukee Real Estate Power Marketing Specialist.
