It's 3:45 AM and here I sit ... thinking, thinking, thinking! Thinking too much no doubt! Yesterday I got a call from a friend, another agent, she called to tell me that a mutual customer of ours shot himself ... dead ... couldn't take the stress anymore. He left behind a wife of many years, grown children, and grandchildren.
This gentleman and his wife were two weeks away from completing their dream home. Apparently they lost money in the stock market, probably retirement accounts, and lost equity in their real estate, (like everyone else in the whole nation) and he couldn't take it any more so he decided to check out. Why?
In our small community there is a young boy who suffered an extreme head trauma from a wood cutting accident a couple of days ago. He's lying in the hospital fighting for his life and the whole community is rallying to support him with the slogan "We Believe" being plastered all over car windows, homes and the internet.
Both of these situations are very tragic ... my heart goes out to each family and my prayers are that the both find comfort.
The lesson I've gleaned from the last 24 hours is that, "I Choose Hopeful!"
Faced with the reality of making the decision, "Hopeful" is better!
As we enter this Holiday Season ... Let's All Choose "Hopeful"!
Let's all "Believe"!
Let's direct our thoughts toward "Renewal and Recovery"!
Let's make a conscious decision to change our collective course toward the brighter and higher path.
Let's decide to make a change for the better!
First ... Let me say straight off ... I really hate the blogs that say here's a "Free" Online Something or Other Training", that we click on only to find the real meat and the promised info, is free only IF, we sign up for their online course. This writing isn't about free anything. This offering is about a great new product that I found that has a minimal charge but I think you will be happy with the result!

This is a very unique and interesting idea. Originally I thought it was potentially good. Now I'm here to tell you it is genuinely great.
The premise is a double set of hypnotic CD's that you listen to daily to help you strengthen your Telephone Prospecting Muscle. The interesting twist is that, prior to receiving the CD's you take an online test that helps identify where your weaknesses are and helps you shore up the areas that need to be reinforced.
There are three steps. The first is the online test, it determines your strengths and weaknesses when it comes to generating new prospects for you business via telephone prospecting. (I hate to admit that this is true but, in these interesting times, the fact of the matter is ... those of us who are going to survive are going to do it with real hard work. There are no magic solutions and none of us will be able to advertise out way out of this market.)
Once the online assessment is complete and analyzed, the second step is a powerful hypnotic CD that addresses our all too common emotional problem of over coming the, "2:00 AM OMG Now What Am I Going To Do?" Sleepless nights that are so inherent in our business. This CD has been very powerful for me personally.
On those occasions I play the CD through and set "repeat" so that it is subtly sounding in the back round and if I do have a sleepless night it quickly directs my mind back into the space I want it to be and I easily drift back to sleep.
The third step is a special recording that is fitted to your specific needs and weakness ad it actively addresses the areas that you score lowest in to help overcome the avoidance techniques we all use.
The online test and CD's are very affordable. If you are an audio junky like me, you will want these ASAP. If you want a more structured program there is a 6 week coaching class that works you step by step through the process with tips and guidelines to help you employ the system.

Douglas Pop Warner President Jim Valentine was named the unsung hero of the y
ear by the Carson Valley Chamber of Commerce on Saturday night.
Valentine has participated in the program for more than 20 years. "Working with the Pop Warner program, Jim is in his element," Chamber Executive Director Bill Chernock said in introducing him. "Jim focuses on what the Pop Warner program can do to help families. He as the vision and knowledge that recognizes that we can only change the world if we change our own small portion of it in any way we can."
Valentine received at least 40 nominations from people all over the Valley in the annual Carson Valley Community Awards.
He was honored at the Carson Valley Chamber of Commerce and Visitor's Authority's annual gala.
Jim and spent over 20 years as a tireless leader locally for Pop Warner Little Scholars in Carson Valley. He has also spent an equal amount of time serving Northern Nevada football players and cheerleaders league wide as Vice President of Sagebrush Empire Pop Warner.
It's true that there are many of us who have also devoted time and energy over the years to build the wonderful model program that DPW has become.
This is definitely a team endeavor; we teach team we are team! Yet, from the early early days Jimmy had a vision and a goal to create a value driven organization that would inspire our young athletes to always do their best ... on and off the field.
His enthusiasm and burning desire to make Douglas Pop Warner the best youth sports organization ever has set a standard that has literally catapulted our small town community football league onto the radar screen statewide, conference wide, and nationwide.
Our boys and girls have competed with the best of the best academically and athletically and gone right to the top. Our program has been the model for similar organizations all over the western conference. Our coaches are admired and ranked as the best of the best - for their winning records yes, but most importantly for the integrity and sportsmanship they impart on our young charges.
Over the past 20+ years Douglas Pop Warner has served 5,000+ boys and girls. We like to say that we not only help the kids but that we help families too. We all know story after story about people whose lives have been touched through our "Tiger Family".
This has truly been a sustained effort for us all ... we all should be proud! I believe that it's all been made the better by the inspiration and commitment to excellence that Jimmy has held us to through his lofty ideals and the pure love he has for what we all do.
Jim deserves to be recognized and thanked for his tremendous dedication and leadership. We are all the better for participating in Jimmy's great passion.
Things in our area have certainly been financially impacted more than we've seen in a long, long time. It has been perplexing for many reasons, especially in the real estate world. Interest rates are still very good. Prices are back in the range of where they were in 2002 and 2003, but it goes beyond that. Cash flow in the community seems to have come to a relative standstill. Now is a time of opportunity. Our youngest son bought a house this week. Instead of the 1,100 sq.ft. home he could have bought a couple of years ago, he was able to buy a 1,900+ sq.ft. home with living and family rooms, huge kitchen, two brick fireplaces, big fenced yard, great location, good condition, and the Seller paid the closing costs. All that and the payment is less than rent would be on a comparable home. What can you buy today? Do you know... or are you listening to the media convince you how bad things are? There is a window of opportunity for home Buyers right now. Bank-owned properties have been driving the market down due to their lack of maintenance and the low selling prices they accept to clear their books. Recent efforts by IndyMac, BofA, Citibank and JP Morgan Chase will forestall and perhaps prevent many foreclosures. Fannie Mae and Freddie Mac also unveiled Home Retention programs this week. With the concerted effort to slow/stop foreclosures ... finally and really this time... the market should get some traction as the bank-owned properties become a scarcity. Hoarding your cash, or saving it? The difference may be subtle, but we think significant. If you have sufficient savings and are able to carry on your commerce as usual ... do it. If you are locked up socking it away then you are contributing to what has become a global problem ... severely minimized cash flow. The cash must flow for the economy to sustain itself. Nobody can live in a vacuum - if you aren't financially acting in a normal or as normal of a manner as you can, then you might find yourself without stores at which to spend your hoardings. Our advice: Shop locally and support the merchants that operate businesses in our town. They are here to serve you ... if you let them. The 170-plus properties in Douglas County that now have Notices of Default (preforeclosure) may not be coming on the market like you think with the new home retention programs in place. While you watch the National effort for a stimulus package, remember to implement your own Carson Valley Stimulus Package.
