Should Buyers Make The "Future Payment History" of Their Ex-Spouse A Part Of Their Divorce Agreement? ... Who Knew?
Underwriters Are Driving Me Crazy!!!!
We have a new home loan in jeopardy!
These buyers may not be able to qualify for their new loan ... They May Not Be Able to Buy Their Home!
The problem, you ask? The underwriting condition!
The underwriter wants a 12 month payment history on our borrower's former home loan and her "EX HUSBAND". They want to make sure that he is making his payments in a timely manner! He got the house in the divorce! He is not legally married any longer and he is the "Primary Borrower" on the loan in question!
Mr. EX wouldn't help his former wife if his life depended on it! So ... New Loan Denied!
The loan officer explained it best. He said, "The ex-husband wouldn't spit on her if she was on fire!"
Even though our borrower was an original "Co-Borrower", she is not entitled to a payment history because she is not the "Primary Borrower".
So? S - O - L !
Can anything get more crazy?

They think so logically.
A teacher was reading the story of the Three Little Pigs to her class. She Came to the part of the story where first pig was trying to gather the building Materials for his home.
She read. 'and so the pig went up to the man with the Wheelbarrow full of straw and said: 'Pardon me sir, but may I have some of that Straw to build my house?'
The teacher paused then asked the class: 'And what do you think the man said?'
One little boy raised his hand and said very matter-of-factly ... I think the Man would have said ............. 'Well, I'll be damned! ............. A Talking Pig!'
The teacher had to leave the room.

I Genuinely Enjoy Working With Professional Agents Who Know The Right Thing To Do ... And ... Do It!
There is a great agent in our local community, Ashley, who works down the road at another office. She not brand new, been selling a couple three years! I've sort of watched her here and there, I was always impressed at how she worked and how she handled herself!
Recently she showed a listing that we had in a very popular family neighborhood. The house was a little gem, bought by an investor at foreclosure. The prior owner maintained the house until the very end and it was really priced to sell!
Ashley showed it twice in a couple of days and really seemed to have an interested party. I fully expected to have an offer from her at any moment.
After her second showing she called to say would be meeting them to work up and offer!
YIPEE!
About an hour later she called again. The buyer,it seemed, wanted to write an extremely low ball offer that Ashley said she just could not bring herself to do.
She said, "I showed them comps, I told them what the market was, I explained why this was such a great buy! I told them I just could not bring myself to write such a pitifully low offer, it would be wasting my time and yours."
Well ... Boo Hoo! ... no offer!
On the other hand! Congratulations to the agent who has the fortitude to stick by her guns ... her professional conviction ... and not let a "Buyer" drag her around like a whipped pup!
PS The house is now in escrow at very near full price!

The Carson Valley in Northern Nevada has the drama of light and shadow in all seasons. The Sierra Nevada range rises straight up from the valley floor. I liked the brightness of the cottonwood trees and desert Rabbitbrush up against the blue-purple mountains on this fall day.
