There are so many different people here on AR from all parts of the country that I thought it would be interesting to hear from, so I thought that it would be interesting to start a blog where anyone who would care to share can post some of the most unusual experiences/clients they have encountered.
What has been most memorable, funny, embarrassing or just plain strange during your career?
How do you advise someone on home buying who thinks that location, location, location means a home not too far from work (an industrial plant), not too near expensive (a house payment of less than one week's take home pay), and real close to a favorite night club (a dive bar)?
Well, some of you are familiar with what business I'm in and for those of you who aren't please pay a quick visit to my website at www.GreeneNotesLLC.net. My question is, does anyone have any suggestions on how I might find more customers who need my services?
My typical clients include builders who want to sell the notes on homes that they provided in house financing for, investors who flip homes, and individuals who sold their home by providing seller carry-back financing to the buyers. Where can I go to find large groups of any of these clients who would like to utilize my services? I have searched the web for dozens of hours and have had only limited success. Does anyone have any great ideas for me? With all of the experience inherent to the members of ActiveRain I'm sure someone can help me with some leads.
As I look at the presidential race it seems to me to always break down to one thing. Do I vote for the status quo, or do I vote for something new. Now, I know that I personally don't like the way the major issues that this country is always concerned about have veered during the past eight years - and I sure don't want more of that. I also know that every candidate that ever tried to remove an incumbent party promised "change" that they rarely delivered on. So how do I vote? As in many past elections I find it necessary to vote more by the process of elimination than by qualification. Isn't that sad?
Why is it that in a country of over 300 million people, when it boils down to two candidates for leader of the free world, there aren't some clearly, perfectly qualified choices? Why, in a country that can make some of the most remarkable technologies and health care advancements, and achieve some of the greatest goals in history of any nation on the planet is there still no obviously superior leadership choices in our government?
Am I missing something? When is the president of the US going to be a role model of leadership and not a punch line or some corporate pawn?
Let's say that someone at work approached you with some lottery tickets they were selling. This person has been your friend for a couple of years and you felt obligated to buy two tickets at $5 each just to show your support. You didn't pay much attention to what was written on the ticket beyond the "Grand Prize of $200,000!" at the top and didn't figure the odds would be in your favor in any case - this was only a courtesy purchase.
Two months later you are contacted and told that you have won the grand prize! That's $200,000! But, since you didn't select the box that stipulates that you would like to be paid in one lump sum, you will be receiving the money in monthly payments over the next twenty years instead. That's $833.33/month for the next 240 months. Sounds good!
But, after receiving the first two years of payments you begin to wish that you had taken the lump sum instead. There has been a great investment opportunity that you had to turn down because you didn't have the money at hand, and you were thinking about going back to college and changing careers, too - but, again not enough cash at hand. What if someone offered you a lump sum cash payout for that monthly income? Would you be willing to take $140,000 now for that last 18 years of monthly payments?
