Step2: Find out if you are Financially Ready to Buy. Make sure yo ur income is steady for the last 2-3 years. You know how to manage the money your are making. You have a decent savings. Know your credit rating. Call me for a FREE credit report. Have a monthly budget that you follow.
Step 3: Pick a range that will fit your budget. If your not sure how to determine you debt to income ratios, feel free to contact me. I have four years experience working with clients as a licensed loan officer. I can make sure you know what the banks are going to be looking for and helping you determine where you will be comfortable.
Step 4: Pre-Qualify Yourself For A Mortgage. This is so important before you get out there and start looking at homes. There is nothing more devastasing than finding the house of your dreams and then finding out you don't qualify for a mortgage. Step 5: Choose A Few Homes. Consider your location and neighborhood as much as you would consider the home and price. Be aware of the role of the real estate agent. Their obligation is to the seller if they are acting as the listing agent or selling agent. Talk to your real estate professional about acting as YOUR BUYER AGENT.
Step 6: At this point you have find "THE ONE" and it is time to NEGOTIATE the Purchase. You would want to talk this over with your agentand look at a CMA for the property you wish to buy. This will help you and your agent know where to start the offer.
Step 7: Complete the Mortgage Process. Once "THE ONE" is under contract, you will need to get home inspections, appraisal, title insurance, homeowners insurance, etc. This is where a good agent walks with you hand in hand and makes sure everything goes smooth as possible.
Step 8: Close the Deal and Get your Keys.
Step 9: Protect Your Investment. Timely repairs, proper maintenance to the home and property, and home improvements , are essential actions you can take to maximize the appreciation value of your home.
