Fixed interest rates moved lower today. It is a lot harder to quote interest today versus a few months ago. The higher the credit score the lower the interest rate. The 30 year fixed rate is now at 4.875% for loans from $200,000 to $417,000 with a 740 credit score and a down payment of 10%. See the attached Mortgage Plans and Rates for more details.
As you are probably aware, Congress passed a $789 billion stimulus package intended to revive the struggling economy. The stimulus package is split 36% for tax cuts and 64% in spending and other provisions. "Combine this new spending and borrowing it will require with the trillion of dollars still needed for the banking system, and we are about to test the outer limits of our national balance sheet," The Wall Street journal said in an editorial on Thursday. We will know very soon how this will affect the mortgage market.

In the new stimulus package the $7500 tax credit has been tweaked!
It has essentially become a FREE DOWN PAYMENT THAT DOESN'T HAVE TO BE PAiED BACK!!!!!
From the NAR (Government Affairs)
Home buyer Tax Credit - a $7500 tax credit that will be available for qualified purchase of a principal residence by a first time home buyer between January 1, 2009 and September 1, 2009. The credit does not require repayment. Individuals who purchase in 2009 using financing assistance from state and local mortgage bonds will be permitted to use the credit, as well.
I think it is time to get the word out to that 20-30 age group demographic.
I am wondering if any of you recommend doing some radio spots???

Man have I seen the boarded up buildings lately. I am willing to bet you have seen them in your neck of the woods as well.
It makes you think about the overhead all business have, it's just to what extent can make or break a company.
I heard some one say to me Tuesday night, "On the Internet, you can be as big as you want to be." I never thought of it that way before.
I am not saying there is anything wrong with nice buildings, heck, we have a very nice, small, center of town located building where we operate. However, at least the way I do my business, no one ever asked me about my building and what it looks like during a listing presentation.
I wonder how many times I have called, what I thought was a very large company and it is really some guy in his basement, sitting in his under ware?
