Halloween Safety Tips

It is almost that time of year again when kids and families will hit the street for some fun and candy. We all love Halloween and we want our kids to enjoy this special holiday, just like we did when we were kids.

With this said, we adults all know how potentially dangerous Halloween can be if we do not take precautions to make sure our kids are safe. My friend and former Client Kevin Noviello and I put together a list of Halloween Safety tips. Kevin is the Owner and Instructor of American Kenpo Karate located on route 102 in Hudson, his website is www.gsamericankenpo.com .

Safety Tips:

1) Choose a costume that is fire-proof and fits properly and will allow you to see where you are going.

2) If you're costume includes prop, make sure that the ends are smooth and flexible enough to not cause an injury to yourself or others.

3) Make sure you can see and be seen after dark by wearing a light colored costume,using reflective tape and or carrying a flash light.

4) If you are going house to house, without your parents or an adult, be sure and plan a route ahead of time with your family, so they know where you'll be and who will be with you.

5) Only approach houses that have their lights on.

6) While at the door, stand back several feet from the entrance and never go inside any ones house.

7)Be careful around pets and animals; they may be over excited or scared of people entering their territory and may bite.

8) Bring your candy home to be inspected before eating it to make sure that it has not been tampered with.

Litchfield NH 3rd Quarter Absorption Rate Results

The 3rd quarter has ended and the Town of Litchfield is now moving
into the final quarter of 2009. I calculated the absorption rate for
the Town of Litchfield (to read a definition of absorption rates go to
www.chris-bonta.com ) and below are the results of what I found. In
calculating the absorption rate for the Town I looked at three things,
the Towns overall absorption rate, just residential homes rate and
finally the rate of absorption for the condominium market. The price
range used to determine the absorption rate was properties falling in
between $50,000 upto $600,000.

The Town of Litchfield ended the year with an absorption rate of 10.85
months, which is not bad when compared to other Towns like Windham
that has a rate of over 14 months, but not as good as Londonderry
which has an absorption rate in the 8 month range . The break down
between residential and condo's came out showing that their is a wide
gap between the two markets. The residential absorption rate is 9.9
months (with 44 active listings) and the rate for condo's is 13.25
(with 22 active listings). I also looked at days spent on market and
residential properties are averaging 139 days and condo's are
averaging 222 days.

If you are selling your home or thinking about selling your home, you
want to look closely at these numbers and keep this information in
mind when determining price and how long you expect to be on the
market.

Londonderry NH 3rd Quarter Results

As we enter the Fall market and head into the final stretch of the
2009 Real Estate year I decided that it would be a good idea to look
at the Absorption Rate for Londonderry in three categories. The first is
to see what is the Towns overall absorption rate (for an explanation
of absorption rates go to www.chris-bonta.com) is, second I wanted to
see the rate for Residential only and third to look at the rate for
Condominiums.

Although news regarding real estate has been more positive lately, our
market continues to be weak, a good indicator of this is the fact
that appraisers still consider Rockingham County to be in a declining
value state. In calculating the absorption rate for Londonderry I looked
at properties between $50,000 up to $600,000, and what I found is
that the Towns market continues to be weak. The overall
absorption rate for the Town came in at 8.6 months and the average
days on the market for Residential properties was 142 and for
Condominiums it was 154. The break down of the absorption rate
between Residential and Condominium does show that the Condo market is
doing slightly worse than the Residential market, the absorption rate for
Condos is 8.96 months compared to the Residential market rate of
8.1 months. The one ray of light for residents of the Town is that the
absorption rate
has remained steady (the second quarter rate was 8.59) and compared to
other Towns
Londonderry has a more vigorous market.

If you are thinking of selling your home or currently have your home
on the market you need to take a careful look at these figures and the
amount of days on the market the average property is spending.

between Residential and Condominium does show that the Condo market is
doing much worse than the Residential market, the absorption rate for
Condos is 18.27 months compared to the Residential market rate of
12.65 months.

If you are thinking of selling your home or currently have your home
on the market you need to take a careful look at these figures and the
amount of days on the market the average property is spending.
