Londonderry School Superintendent Receives State Honor

Once again the Town of Londonderry can be proud of its school system and especially the man who is leading it Nate Greenberg. It appears that our very own Superintendent of Schools Nathan Greenberg has been named Superintendent of the year.

Once a year the State reviews its school systems and the people running them and then it awards the Honor of Superintendent of the year to the person who has exibited the best qualities for running a district. This year Nathan Greenberg received this honor and this caps of a year where Londonderry High School was named best in the State!

Once again the Town of Londonderry has something to be proud of, as the school system once again shows its excellence in education and the high quality of its teachers and administrative leaders.

Town Of Derry's End Of Year Results

The end of the year has come and a new year has started for the Town of Derry. With the beginning of a new year comes the question of how the Town faired when it comes to marketing/selling homes. In order to determine how the Town of Derry did, we have to look at the absorption rate for 2008. The absorption rate is the amount of time it will take for the current inventory of properties for sale, to be absorbed by the market. Real Estate professionals generally agree that when the absorption rate for a Town is above 6 months we are in a Buyers Market, if it is below 6 months then we are in a Sellers Market.

The Town of Derry's rate came in at approximately 7.89 months, which means that a Seller can expect it to take about 8 months for their property to sell. The Town is definitely in a Buyers Market, but it did fair well when compared to Rockingham County's absorption rate of 9.86. How should a home owner in Derry view these numbers, the answer is with concern. The Town of Derry, as well as the overall County, is in the grips of a very strong Buyers Market. A potential Seller must consider how long it will take to market their home, when considering placing it on the market. Pricing your home correctly will mean the difference between a sale and becoming an expired home.

Town Of Windham's End Of Year Results

The end of the year has come for the Town of Windham and a new one has started. How did the Town fair this past year when it comes to Selling homes within the Town, the answer lies with the absorption rate. In previous posts I have explained that the absorption rate for a Town is simply the amount of time it will take for the market to absorb the current inventory of property that is on the market. Most Realtors agree that an absorption rate of over 6 months places you into a Buyers Market, one that is below 6 months places you into a Sellers Market.

The Town of Winham experienced ups and downs with its rate, going from highs of over 10 months to its lowest number of 7.87 months in September. The end of 2008 showed that the Town is still struggling with a rather strong Buyers Market. The absorption rate for Windham ended up at 9.44 months, which is up from the September rate of 7.87 months. Homeowners in Windham should consider this information strongly when they are considering marketing their property. Placing your home at the higher end of your price range or over its price range will most likely cause you to have a home that is not going to be marketable.

End Of Year Absorption Rate Results For Rockingham County

Well 2008 is over and the end of year results are in for Rockingham County. During most of 2008 the County struggled with an absorption rate of approximately 11months. This meant that homes in the County were taking approximately 11 months to sell. As I've posted before, the absorption rate is a reflection of how long it will take for the market to absorb up the current inventory of properties for sale. When the absorption rate is above 6 months the market is considered to be in a Buyers Market.

Rockingham County ended this year with a little bit of good news. The rate dropped down from a high of 11months to an end of the year number of 9.86 months. This shift down, although small, can still be looked at as a good sign for the County. I say this since all last year the County struggled with a double digit rate, does this mean we are heading towards better times for the County? I don't know the answer to that question, but the positive sign is that the rate dropped and more importantly it did not go up.

Well it's Monday morning and my family has survived the 3rd storm of the year, and it only turned Winter yesterday!! It is hard to believe that we are so close to Christmas and Hanukkah, where did the year go (that's another post). With the holiday's upon us, it's time to wish one and all the very best.
