Late last month our office held its 10th anniversary yard sale, which benefits the Shepard's Pantry in Derry. This year besides our yard sale we held a raffle for two Celitcs Tickets for an upcoming game. The weather was not very cooperative, but our office was determined to hold the sale no matter what the weather conditions were.
Not surprisingly New Engenders being what they are, came out in droves to view and purchase many of the items that were on sale and to buy more raffle tickets. The end result of a long days work was that we raised over $3,170.00 for the Shepard's Pantry. The check was presented earlier this week to them and the money will go to provide much needed food at their pantry and dinners at their kitchen.
As we move into the Holiday Season I would like to ask everyone to take the time and drop off some food or money at your local pantry and help assist those who are less fortunate.
It's 9:45 and my family and I just got back from our very first Londonderry Lancer Football Game, I know its virtually the end of the season. My kids ages 13,12 and 7 have not been very interested in going to any game and my wife and I haven't been to a High School game since we were in High School ourselves.
I have to admit that the experience was fantastic, our neighbors son Thomas is a Senior and this was his last regular season game. Thomas invited the boys and this time they said it would great to go. The weather was perfect, clear night sky and very cold just like it should be for a football game. We all got to see the Londonderry Marching band and I have to say they were fantastic, we were all very impressed. The Lancers won their game 40 to 6 ( they played the North Nashua Titans), it was great looking at all these High School kids playing their hearts out and having so much fun.
My wife and I decided tonight that starting next year we are going to watch more Lancer Football, it was a fun night out, inexpensive and very entertaining. Lononderry does have a lot to offer for families and seeing a High School football game is one of them.
As of January 1, 2009 Consumers in NH will now have another option when it comes to working with a Realtor. As of today, Consumers have Seller Agency, Buyer Agency, Non Agency and Disclosed Dual Agency as options but as of the 1st of the year Designated Agency will arrive in NH.
What is designated Agency and how does it work? The answer is actually quite simple. Seller,Buyer and Non Agency will remain the same, what changes is that now a Realtor can be a Designated Seller/Buyer Agent which virtually gets rid of Disclosed Dual Agency. If some of you are not familiar with Disclosed Dual Agency, it occurs when a Real Estate Agency has a contract with both a Buyer and Seller and a transaction is going to occur between the two consumers. In Dual Agency the Agency and the two Agents represent both parties equally and have to treat them both the same. In Designated Agency the Seller/Buyer Agent is the Designated Agent for the Seller/Buyer and is the only one who represents that Seller/Buyer, all other Agents in the office are considered Non-Agents. This means that a Buyer who has a Buyer Agency contract with Agent Jane at ABC Realty and is interested in purchasing a house that is listed by Agent Jim from the same office has only Jane working for them, Jim is the exclusive Agent for the Seller while Jane is the exclucive Agent for the Buyer.
Having Designated Agency will allow both parties to more fairly represnt their clients best interests, Dual Agency will only occur when an Agent sells their own listing. The Agent will have to get the consent of both of their clients before the property is shown in order to create the Dual Agency, just like it's done right now.
As of January 1st, Real Estate Agencies will have to declare what type of office they are going to become. They will have to decide whether they will practice Designated Agency or remain an office that practices Disclosed Dual Agency.

Many of you may not know about the Shepard's Pantry, it is a local food pantry that provides meals,cloths etc., to those in need in the greater Derry area. Besides holding the raffle we also do an annual yard sale in September to raise money for this worthy group.

This week the Town of Londonderry has launched their new web site bringing the Town into the 21st century. This new web site is great with a welcome center and an introduction to the Town by its Town Manager David Caron. It also supplies links for Community Service information, information about our Schools and even our Economic Developement.
