Today made me a little worried for the Distressed Home Owners.

I recieved email from a woman in Antioch, CA this morning. She wanted to know if she would be eligible to get a loan to buy the home I am holding open this weekend.

She was doing a short sale on her home in Antioch, CA.

I could tell by the sound of her voice she had experianced worry like no one I have heard lately. I explained to her that it usually takes 2-3 years depending on the lender after a short sale. That is only if you paid up until the day of the sale. Some lenders are now treating short sales as foreclosures if you stopped making payments before the sale, which may take 7 or more years.

Then she told me something I didn't want to hear.

The company buying her home had offered quite a large sum of money on the side. I informed her that she may be suspected of fraud. In a short sale all money received must go to the lender. It is only fair. I advised her to seek legal advice.

This wasn't what really bothered me.

She was working with an agent. Someone who I can only hope didn't have the knowledge my company provides me on a regular basis.

She was so happy and grateful that she had talked to me. It made my day knowing that I may have saved someone who had already had so much difficulty in their life from having more.
