I will be compiling this report monthly in hopes of identifying the bottom of our Central Oregon market. With almost 35% of the Bend, Oregon active residential listings being short sales and foreclosures it looks like we have a ways to go. Until these numbers decrease significantly I predict Central Oregon home prices to remain soft.

Bend, Oregon Homes are Selling!

With the end of March approaching I wanted to see where we were headed as far as total number of residential home sales. The numbers are encouraging with 55 homes sold thus far in Bend and 152 pending sales as of today. The majority of the homes sold are on the lower end of the market, as the $225,000 median home sales price suggests. The activity in the upper end of the market is slow at best.

Scanning the pending sales shows a continuation of this trend. Foreclosures are making up a healthy percentage of these transactions. The good news is the foreclosures are moving and the quicker we get rid of them the quicker we will find market stabilization. Although it is doubtful we will get to March 2008's 93 residential homes sold, we can take solace in the fact that homes are selling and that interest rates remain extremely attractive.

With Spring comes hope and with hope comes change. I look forward to sunny days ahead!

The Bend, Oregon real estate market is showing signs of life this month. February, a notoriously slow month, has already seen 42 residential home sales and 144 pending sales. The majority of the single family homes being sold and currently pending fall under the $300,000 mark. The average sells price of the 42 homes sold in February is $250,000. With Spring just around the corner I expect these number to continue to improve throughout the summer.

Bend, Oregon homes for sale continue to be effected by the increasing number of foreclosures and short sales in a negative fashion. This price pressure will continue until the foreclosure rates decrease and return to normal levels. The good news for home buyers is the rent versus buy scenario has finally become a reality in Bend, Oregon.

I believe the Bend, Oregon real estate market will continue to struggle for luxury homes and homes with acreage for some time. We just have not seen much activity for these properties despite some great values with these types of properties.

As long as mortgage interest rates remain low, home prices continue to sag and the availability of credit continues to ease, our market will continue to show signs of life. Add in the $8,000 first time home buyer tax credit and we might get the spark to sustain a real comeback.
