How nosy are you? (I could use your help)

An agent and I are trying to get creative....creative is the word for nosy! She knows of a local agent that is leaving the business and state along with 25 properties to go into foreclosure. She wants to get ahead and start calling on the banks that hold the loans to see if she can represent them. The problem is, public records are not up to date. The loan holders that show on public records have since sold the loans.

Any ideas on how we can get better records before they hit the foreclosure list? I woke up with the idea of, if he is a good friend of hers maybe we can pull his credit to get the list of mortgages....not without his permission which personally I think is a long shot.

Where would you go to get the info you needed to market yourself?

Something to keep in mind with FHA

With all the buzz about the required down payment going up from 3% to 3.5% starting January 1st 2009, I just want to make sure you knew the 3.5% required is only for NEW case numbers starting in January. What that means is if you have someone purchasing, under contract you can reserve the case number now and close in 2009 with the 3.00% down payment. Remember that the case number follows the home so if the address changes your buyer is subjected to the new rules.

This is pretty typical for FHA, they "usually" make their changes on when the case number is pulled. I'm sure most of you know but I had a few new buyers told differently.

I have a client that I have been working with here in Colorado that will be getting a job in Saratoga, WY. I will still be doing his loan which we will probably be going FHA depending on where he finds the house. I'm sooo Thankful this Year....not to just be alive but..

I'm inspired and overwhelmed by the generosity of the people in my life.....I'm MORE THAN THANKFUL!

As I wrote in my last blog, I was in an accident on November 1st, since then the recovery has been an up hill battle. I have had a couple of surgeries and the healing isn't going as planned but the other thing that is not going as planned is the amount of generosity that I have received in this past month continuing into Thanksgiving. So check this out.....

Randomly from clients, my BNI group (blown away by them), Security Title, WCR, Real Estate Agents, co-workers, friends, family and some people I don't know have just stopped by with food for lunch and dinner since November 1st.

When others ask the above people in my lives what I need everyone tells them to send me business since I support a family of 4 by myself, so I have people I have never worked with sending me business.

Randomly, I have had people come over and help clean my house, fold a load of laundry and as I write this I'm just so overwhelmed with the giving and support of everyone.

My company has been amazing and has stopped their lives to take weekend calls and do ALL the work I should be doing. Just completely amazing.

I have been in awe and I'm not even sure where to start and say thank you....how do I give this back to them?

I have a referral for Colorado Springs BUT....

I'm a lender that works in Northern Colorado, I have two close clients (separate) looking to purchase homes in Colorado Springs. I'm trying to find a Real Estate Agent that currently has and utilizes the Home Buyer Scouting Report. I currently use it up here but I do not have access to the Colorado Springs market. I also want to make sure that you would respect my relationship with my clients and not push your lender. Please let me know if your interested in gaining two new clients and maybe a good referral source up here. (I use to live in the Springs and I have family and friends there)
