Following is the market report for the area known as Broad Ripple Village as of September 4th 2009.
August 2009 data is similar to August 2008 statistics in that the number of homes sold was 17 this year compared to 16 last year. Last year's sales price was considerably higher with the maximum sales price being $510,000 and the Minimum $142,000. All in all, the news isn't bad.

Following is the market report for the area known as Broad Ripple Village as of August 10th 2009. Things were looking up in July over June as the sales were up; however, the number of pending listings was cut in half.
GOOD NEWS!!! The number of sales in July 2009 (24 sold) was over double the number of sales for July 2008 (10 sold). We've finally hit a month that actually saw an increase in sales over the previous year for the same month. Let's hope this trend continues...

Yesterday I thought I was going to lose my mind! I don't think we realize just how much we rely on modern conveniences until we are in a situation where we don't have them. Yesterday here in Indianapolis we had as much rain in a matter of about 5 hours as we have in the entire month of August. The winds were gusting, lightning and thunder...sheesh there were a couple of times, you'd think we were in the middle of a hurricane.
Here I was working away when things really kicked up outside and I just had a feeling that I'd lose power. I live in a neighborhood that was established in the 50's so all of the power lines are above ground...As a result almost every time there's a bad storm, the power goes out. It's usually a minor inconvenience as the majority of the time they get things up and running within an hour or two in most cases....Well yesterday was another story! It wouldn't be so bad if I could've picked up and left the house, but noooooo, it rained so much that the roads in my neighborhood were about 2 feet deep in water....Fortunately the water wasn't bad enough to make it up to the house.
It was so dark and cloudy you could barely see so it made it difficult to really get around and do anything. All I could do yesterday was sit around like a lump on a log. I felt paralyzed. I was going stir crazy! The power finally came on a little over 12 hours later during the night. My point here is that I think many times we don't think about just how much we rely on things that seem so simple (power, internet, transportation, etc) until they aren't available...
Next time we say something silly like, "I wish I didn't have a phone" or email or whatever...I think we should thank our lucky stars we do have these sometimes minor inconveniences. One of my neighbors is in her late 80s and has Alzheimer's...people come to check on her regularly throughout the day, but with the way things were yesterday, it made it very difficult to get to her due to the water and lack of power. Now what if there were an emergency or she was having a bad day...That could've been a BIG problem...
OK, I'm done. I definitely won't complain...The food in my fridge is OK and there are people that may not have their power back until Friday. So thanks to IPL for getting the power back on...I just had to vent a little and communicate with the world. :)

The Village of WestClay The Village of WestClay is a new concept with an emphasis on what made communities so wonderful a hundred years ago. The Village of West Clay is what's called a "Traditional Neighborhood Development". What the heck is a Traditional Neighborhood Development, you ask? It's essentially building a small town or village within the confines of a city...In other words; it's a residential neighborhood that also includes various amenities like grocery stores, drugs stores, and other places in which to shop. There are generally style requirements in which these businesses have to abide by when building a new structure. As you drive or walk through the Village of WestClay, you'll feel like the clock has been turned back to the 1800's. The architectural styles vary, but all are representative of homes built many many years ago; and while the homes look like something out of a history book on the outside, they have every modern amenity incorporated inside the home. There are approximately 19 parks and playgrounds, three clubhouses, one main meeting house, pools, fitness centers, and tennis courts located throughout the Village of WestClay. Broad Ripple Village When you walk the streets of Broad Ripple Village today, you are reminded of the days of old along with a new twist. In the past, the area began to decline due to lack of interest from residents and visitors, but Broad Ripple Village is another area of Indianapolis that was fortunate enough to gain enough backing from individuals that made an effort revitalize the area. Now it's a place where you'll find anyone from Gen X and Y to the Baby Boomers. Broad Ripple Village is an area that is the perfect combination of old and new. Here you'll find homes built anywhere from the 1800's to current date. Broad Ripple Village has something for everyone including great restaurants, shopping, entertainment, and the residents also place an emphasis on being active and healthy participants in the community.
In the early days of development, Broad Ripple Village was not an actual part of Indianapolis. It wasn't until 100 years later (1922) that they were annexed by the city of Indianapolis. The residents weren't exactly happy about this; however, over the years they learned to live with being a part of the big city. The village thrived in the early years until its gradual demise in the 1960's due to the construction of Glendale mall. During this time, many began to believe that Broad Ripple would likely be erased from history and for some time, it did lose much of its popularity. The 1980's began a slow revitalization of the area. Many of the homes were converted for commercial use; however there were many that began restoring the bungalows that are prevalent in the area.
The land that the structures in Broad Ripple Village reside on today was originally purchased in 1822; however true development to the area didn't begin until 1837. The village began to thrive as they built their own hotels, rail car system, schools, amusement park (Broad Ripple Park), among other standard businesses and services you'd find in any city or town.
It seems interest in the area has grown quite strong since the 90's which really spiked the effort to bring small businesses to
the area, attract a varied background of residents, and make the area more inviting for those interested in outdoor activities. Now you'll see people roller-blading along the canal, walking their dogs or themselves, enjoying a lazy day visiting the numerous shops and restaurants, relaxing in the park, or just enjoying the sites. Broad Ripple Village is also now the place to be if you want to go out for a night on the town with various bars and clubs.
