Market Activity in Parma from August 21-September

According to our Northern Ohio Multiple Listing Service, which does not include the for sale by owners, there are currently 546 active listings in Parma. The list prices range from 27000 to 375000. Average number of days on the market it 97. Average list price is 126867.

Between August 21 and September 21, 67 listings went into pending or received accepted written contracts. The list prices of those homes range from 39900-239800, Average number of days on the market for those homes was 68 days.

If the market is absorbing 67 properties a month, this would be an indication that we are still looking at 8 months of inventory.

Drop in Interest Rates...Get that Pre Qualification Letter Now! Strongsville Real Estate

Running with buyers without a pre qualification letter is really tough. First of all it takes so little time for you, as a buyer, to contact a good lender by phone and have a pre-qualification letter faxed to your agent. ( 20-30 minutes of your time and you make your agent happy and have prepared yourself in terms of knowing your own financial limits)

Your agent will need that letter if you find the perfect house on the first outing! Surprise! It happens more and more because many of you have been looking at homes on the Internet for months, going to open houses and doing great research before you ever meet with a Realtor.

No seller wants to look at an offer without one.

More importantly know that your agent is not going to give away your top line. He or she is going to white out the figure for which you have been pre qualified when he submits it with your offer so please don't let that be one of the reasons you are avoidng taking the time to do this.

Did you ever think how your Realtor might feel when you don't have a pre qual letter or drag your feet getting one?

I might think, geez they don't trust me to know their top or bottom line

or I might think, they don't have a clue about how to choose a lender,

or I might think, they might have some credit obstacles they need to overcome which could prevent a deal from ever materializing.

In most cases none of that is true.

So if you find a Realtor you wold really like to work with, one you know will work for you, listen to your concerns, provide you professional advice and negotiate a great deal, get the pre qual letter for him or her. They will thank you for it and you will have started off on the right foot together. No one will have any doubts of the trust you are placing in one another.

By the way if you are a cash buyer which we see regularly with reo properties and fair market sales, you will need to bring copies of your bank statements to verify the funds you say you have and you may be asked to show those again at closing to prove that the funds are still there! AGAIN your agent will white out all the amounts. She or He will not share that with selling side.

BUT FYI we all hold to a code of ethics that says we are showing propertes to buyers who can afford to buy the homes we show.

If you don't want to do those things to help your Realtor, you might want to stick to Internet showings and open houses, until you are ready to really play in the market.

Good Time for Your Last Garage/ Moving Sale of the Year! Strongsville Real Estate

Heh sellers! I know there are alot of sellers in my neck of the woods whose homes still don't look like they are moving. Do you know that when I bring buyers thru your home they ask" how long do you think it will take them to move?" and they mean it because you haven't started to pack. Some of you have it down, you've packed up, put your " extras" in pods to make your homes show like a model, but some of you can take advantage of a few more nice weeks of pleasant weather and either pack stuff up, declutter and head off to Good Will or you can still have a garage/moving sale.

The best thing about having a garage/moving sale while you are on the market is that you will have some traffic at your doorstep. One of your shoppers may know of someone who would love to live in your area. So your job is three fold:

1. clean up your yard, make sure your flower beds look great, yard mowed and trimmed. Send your hubby out to make sure things look picture perfect.

2. clean out your garage and organize it so it looks like you have plenty of storage.

3. start your packing, declutter and sale process.

Counters that house toasters, coffee machines and spice racks silently tell buyers that you may not have enough counter space.

Too many personal items left out send a message that you are NOT packing until you sell. Many of today's first time buyers are jumping into the market because they can afford homes rather than rent apartments, They may not have 60 days to wait for you to move!

Many of us have made basic cleaning difficult because we just have too much stuff to dust and vacuum around.......pack it up or get rid of it!

There's still time for you to have a successful sale and improve the appearance of your home.

And it's a great time for those of you who are waiting for the Spring Selling Season ( which really starts in February!) It will be a little too cold for a garage/moving sale then so why not get ahead of your game plan. Start now so that you will have less to move around while you paint and freshen up your home this winter!
