Many accidents have occured invloving children falling out of windows across the nation as well as home here at the Jersey Shore. Unfortunately incidents have also occured on Long Beach Island during vacation rentals resulitng in traumatic outcomes.
Most Landlords who advertise for rent by owner do not know that by law they may required to do this.
If you are a tenant dealing with a private owner be sure to ask them if they have supplied this on thier property whether it is a year round residence or just a weekly vacation rental.
Window Guards: NJ Law 55:13A-7.13 pertains to the installation of window guards. Upon written request of a tenant, landlord must provide, install and maintain child-protection window guards on the windows of each dwelling unit in which a child or children 10 years of age or under reside, except those windows which give access to a fire escape and the window guards must conform to state safety requirements. Once installed, tenants are not allowed to remove the window guards. if you are interested in receiving window guards to protect your children, send a letter to your landlord by Certified Mail-RRR and ask your landlord to install them.

The credit crunch in the mortgage industry has made the rental market very strong. If you are a qualified buyer or investor please take this into consideration as your property will not be a problem to lease. I am receiving emails and calls almost on a daily basis from prospective tenants requesting the assistance of a realtor to help them find a home for rent. I am also currently working with a corporate entity from Philiadelphia that has expanded into NJ that is looking for 25 rentals in Ocean County to place thier clients. I have also worked with in the past many other corporate companies such as Insurance companies, medical staffing companies and other companies looking to relocate thier employees. If you have a property that you would like to be considered or you are interested in purchasing a property for an investment to rent out please contact me at any time and I would be happy to speak with you.

A Closer Look at the Foreclosure Rescue Plan
Rescue Plan at a Glance:
400,000: Estimated number of troubled borrowers eligible
$300 billion: Lower-cost home loans
$625,000: New loan cap
$15 billion: Tax benefits including $7,500 tax credits for first time home buyers
With the foreclosure rescue bill signed and in place, the housing and loan market has finally received a much needed boost. In October, when the law is finally put into effect, the Federal Housing Administration (FHA) will be able to back $300 billion in new, affordable home loans for nearly 400,000 distressed borrowers who otherwise would be considered too risky to qualify for government insured, fixed rate loans. The rescue plan is intended to not only benefit homeowners at risk of losing their homes, but also home buyers unable to afford a substantial down payment, lenders looking to minimize the repercussions of client foreclosures and, ultimately, the economy.
Get the basics and uncover the fundamentals of the new program before you decide that a government insured loan is right for you. Below are answers to a few popular rescue plan questions:
Am I Eligible?
Borrowers may only be eligible to refinance their current loan to a more affordable, FHA insured mortgage program if they:
- Use their home as their primary residence
- Have loans that were issued between January 2005 and June 2007
- Spend close to 40 percent of their gross monthly income on all household debt
- Are able to prove that they are unable to keep paying their existing mortgage and prove that they are not intentionally defaulting just to obtain lower payments
- Have retired any other debt on the home (including home equity loans or lines of credit)
- Have the FHA's approval through their current mortgage lender
- Can verify that their total debt does not exceed 95 percent of their home's appraised value
If you feel that your current mortgage and financial situation fit the criteria above, contact Charlene Grant Realtor with Century 21 Pacesetter and Mortgage consultant with American Dream Wholesale Mortgage Corp at 609-312-6625 to discuss your loan options.
What Will I Save?
The foreclosure rescue plan offers relief to homeowners and incentives to home buyers tight on cash.
Unlike the subprime adjustable rate mortgage that can climb every six months, the reasonable, fixed rate FHA loan offers the borrower a sense of financial security. So whether you are in the market to purchase a home, or interested in refinancing your current mortgage, you are certain to enjoy significant savings and tax benefits, even after factoring in the FHA fees.
How Can I Apply?

This week broadcasted over the scanners EMS channel 1 by the Ocean County Sheriffs Dept. 911 center was a case in which the first aid personnell responded to a Barnegat couple residing in a adult community that woke up in the early morning hours both with chest pain, difficutly breathing and lethargic with possible CO posioning.
We have been blessed with such beautiful weather but tempatures are supposed to dip next week and the furnaces will be turned on. Be sure to check your batteries on your c.o. alarms and it never hurts to have that yearly check up service on your heating units. Symptoms of mild c.o. poisioning could be as much as flu like symptoms. If you suspect c.o. poisoning immediatley go outside to fresh air and call 911.
