When you decide to sell your home, you want the highest possible return from its sale. Determining price is the most critical step in preparing your home for sale.

Obviously, pricing your property too low won't provide the best return. You are apt to be deluged with lookers and may get many offers, but you could lose thousands of dollars on your family's largest investment.

Likewise, pricing a property too high is risky. Homes priced too high miss their target market. If your home is priced right from the outset, you maximize your opportunity of reaching the most qualified buyers. Buyers who have seen most available homes in their price range are waiting for the right house to come on the market. This is why a well priced home often sells quickly once it is put on the market.

Multiple listing association statistics show that the longer a home is on the market, the lower the selling price. The home becomes stale and a price reduction results.

Pricing a home is part art and part science. It's based on hard evidence by looking at sale prices for comparable properties. But, no two homes are identical. That means the evidence must be evaluated by an experienced sales associate, like myself.

The right price really is the right price range to attract the maximum number of qualified buyers within a time frame that suits the sellers' needs. Pricing strategy depends on the market conditions at the time your home is put up for sale. It can best be determined by an agent who is active in the market, who constantly views homes and is monitoring the changing market conditions.

Tips for a Dirty Santa Gift party



1. Set a price limit for the amount spent on a gift.

2. If the party is for men and women, make sure the gifts appeal to both.


3. To determine who goes first, you can draw numbers, play bingo or do it alphabetically.

4. The first person chooses a gift. The second person who chooses a gift may keep that one or she is allowed to take a gift from another player. And so on.

5. Once a gift has been "stolen" twice, it is considered "dead" in the game and can't be stolen anymore. So, the guest who steals the gift for the second time will get to take that gift home at the end of the night.

6. Some people like to play Dirty Santa with gag gifts.


7. Remember, taking gifts from your friends is done all in the name of fun. Keep the game clean, and don't be mean while taking gifts from your friends. Otherwise, you may be celebrating the Christmas party of 2010 all by yourself!

Dirty Santa, come and play the game.

Oh it is starting to look a lot like Christmas, seems it comes around every twelve months or so. For the past three years we have been spending CHristmas at a different realtives house and this year is our turn.

The wife is getting the house all fancied up for about the 30 or so guest that we arrive here on Christmas week. Christmas on the Coast is just a hoot (lot of fun). There is of course the parades, the trolly rides through downtown amongst the ole businesses and of course the resturants serve egg nog, hot drinks or cold depending on the wheather btu rest a sured that it is a fun time for all.

But we play a game and most I am sure have heard of it but it is just a lot of fun for the family young and old alike called Dirty Santa.

Dirty Santa is a well-known party game, during which gifts are chosen, and guests have an opportunity to "steal away" the gifts from their friends. The game is played in fun, and the goal is to get the perfect gift and keep it till the end of the game.

Each family member is asked to bring a wrapped gift, and one by one, each member chooses one of the gifts. The other members are given the opportunity to "steal" the gift.

One by one, members take a gift from each other, sometimes prying the gift out of the hands of the original owner of the gift.

"It's not about the gift, it's about having the greatest time with family and friends and the laughter and joy that is shared.

    Former Arkansas Gov. Mike Huckabee coming to Pensacola, Florida 11/15/2009

    Former Arkansas Gov. Mike Huckabee, will be on hand to sign copies of his newest book on Sunday at the Barnes & Noble bookstore, 1200 Airport Blvd. Pensacola, Fl. 32504. Titled "A Simple Christmas" it is a tale of his childhood growing up in Arkansas including a time while he was Governor.

    I remember Gov. Mike when he worked in advertising and the radio business prior to him becoming the pastor of the church in North Little Rock and way before him run for lieutenant governor. I was talking to one of the employees who said he was limited as for time and would only be there from 8 to 9pm. I also enjoy his TV show which is more than politics. I will certainly be on hand to see him.
