It was Party Time....

Well Friday was our annual Halloween Party, every year we open the doors to the office from 12 noon to 9 pm and from 12 to 4 all the Realtors, title and mortgage folks come by to meet and greet past and future clients as well as landlords and tenants. We always have a great spread catered in, this year was a seafood bonanza from Chet's Seafood. We had at last count 121 people including two of our favorite politicians. This year the theme was Sponge Bob, along with all the under the sea creatures including Captain Hook. The kids started showing up about 5 pm and we took the pictures with a Polaroid and wrote the date and put one of our labels on the back. We served Hot Chocolate, apple cider and of course lots of candy.

Today we will be at Olive Baptist for the annual Fall Festival and tonight we will be back at the office handing out candy. So come on out and Let's party.

The latest thing to happen in the Real Estate Industry is Short Sales and everyone is quite the expert. Don't be a victim twice, do the research and find out if this is for you.

Every lender is different, but I have found that you have to get to the loss mitigation dept. and you have to stay on top of them to the point of calling sometimes as much as four times a day. Get your offer to the board as quickly as possible because they will ultimately make the decision no matter what you've been told. It has to go to the board and most boards meet every thirty days and go over short sales for the past thirty days, then make the decisions to accept, turn down or put on hold.

Here is how I package a deal, hope it helps.

I include a hardship letter from the sellers and it has to be hard, not just that the market is bad(boo hoo) if that is all you've got, forget it. It has to be a Job loss, medical crisis, something that means the seller cannot pay this loan back.

Then the board wants to know how close is the offer to the loan amount. I have found that banks will take as much as 35% less than owed. I have heard but not confirmed that it cost the banks as much as 28% to foreclose including trying to collect the loan, court cost, attorney fees etc., then you can figure the cost of maintaining the property etc. and use that as your benchmark.

I include a HUD 1 from the title company ( this is a must), I have found that you have to be willing to negotiate the Realtors Fee with 2% being the norm but hey I have collected 6 in the last month.

The Board will want an appraisal less than 30 days old if they don't have one they will order one, this is where time is wasted by the banks because everybody and his brother at the bank thinks someone else has ordered it. I furnish them with two BPOs if possible, one from me and one from another agent at another company that I work closely with. The board is really impressed with this and can shave a lot of time off your deal.

I take photos of the comps as well as the subject and send with the package.

Pre-approval letter for buyers, make sure it doesn't show more than the offered price( common sense you would think).

Even with these you're looking at 30 days depending when the board meets, but if these are not done it will take 4 to 6 months.

It goes without saying but I will say it anyway. Remember there is a $10 an hour clerk that is answering the phone and most of the time handling the deal and they leave at five everyday whether you like it or not. So always and I mean always be nice to everyone you talk to, it really does get you to the next person or level.

Lease Options or Rent to Own in Pensacola Florida, is it right for you?.

With the mortgage crisis the way it is, the tightening of money from lenders or lack of money to loan. I get a lot of calls from buyers wanting to know if rent to own is an option. The short answer is maybe... Some ways to tell. If you apply for a loan and the interest rates puts the payments above what a similar home is on a rent to own home, then a rent to own home is for you. If you have credit issues that would prevent you from getting a loan then a rent to own could be for you.

Things to make sure you do.

  1. When agreeing to a rent to own you will want to make sure you make the payments to the lender and not depend on the seller.
  2. Make sure you put some kind of notice or recording with the courts that you have an interest in the property. Partly because you do not want the owner to be able to get a second mortgage or another loan on the home that would effect the contract. Whatever is proper in your state.
  3. You will always want to do a title search so as to not have any surprises, Do not try to save money here. Next to the wording of the contract this is probably the most important thing.
  4. Make sure to put in the contract that the seller is to not cause or seek a loan of any type after the contract date.
  5. You will want the seller to furnish a home warranty.
  6. There should be a dropdead date with a signed earnest money contract that defines how much of your rent applies to the pre-defined purchase price.

Things to make sure you don't do.

  1. Do not buy a home with an adjustable rate mortgage.
  2. Do not buy a home if any party says you do not need a title search at this time.
  3. Do not buy without the advise of a Realtor, there are numerous horror stories where the wording became a conflict and each party read something different when issues arived.

Rent to own can be a wonderful thing and works very well as long as you know what it is going in. Make sure what you agree to is in writing. There is no such thing as too much writing when it comes to understanding a contract.

Mistakes to Avoid Prior to Home Ownership

1. Spending more than you make. This can lead to real danger in not being able to afford to purchase. Create a budget you can live with and cancel credit cards you do not use before applying for a loan.

2. Not Saving Enough for Down Payment and Closing Costs. Be sure to include these items when working on your home buying budget. It will be difficult to come up with thousands of dollars if you have not planned ahead.
