Charleston Home Inspector - Preferred Vendors From Contract to Closing: The Series, Part 1

This is part one of a new series of blogs entitled "Preferred Vendors from Contract to Closing. The series is designed to not only introduce you to the real estate process but also give you my recommendation for area vendors who perform certain necessary task in the this process, and who have earned my respect. One of my biggest responsibilities as a real estate agent is to facilitate the process for my clients and to make the transaction as worry free as possible. My preferred vendors help me give my clients peace of mind. Note: I do not get any sort of kickbacks for recommending these vendors and it is illegal to do so.

Charleston Home Inspector

Alan goes on to explain his current pricing and also provides a sample report which his customers receive usually within the same day. Note to Home Sellers - Square Footage is Not Everything!

Ring Ring! Realtor Bob picks up the phone with a cordial hello and introduction. The caller continues, "Yes, I need to sell my home and was hoping you could help me. I have a 2200 square foot home and would like to get about $110 per square foot. I have some friends who just sold their home and got $110 per square foot. Do you think you can help?"

The proverbial pessimistic demon on Realtor Bob's shoulder is now screaming at him. But, fortunately the proverbial optimistic angel on the other shoulder who keeps Realtor Bob in the business, wins the day and Realtor Bob agrees to come take a look at the house and discuss what needs to be done with the potential seller.

The lisiting appointment - When Bob shows up at the house his heart sinks. There is no curb appeal but there are plenty of overgrown bushes with little to no landscaping effort. The paint on the house is faded and the roof obviously needs to be replaced. When Realtor Bob knock on the door and is invited in, the first two things that catch his attention are the stained carpet and the horrible smell of cat urine mixed with cigarette smoke. The sellers walk the Realtor through the house and although it is probably around the 2000 square footage that they mentioned, the house has a very odd floor plan.

The kitchen and the master bedroom, two most important features of the home, are quite small in comparison to the other homes in the neighborhood. The kitchen and master bathroom have vinyl floors and linoleum counter tops. On top of this the master bedroom is on the 2nd floor while the 2 additional bedrooms are on the 1st floor.

A good portion of the square footage is in a formal living room, where home owners spend very little time. On top of that, the bonus room/FROG (fixed room over garage) takes up about 500 square feet of the home. There is no closet in the bonus room and it is heated by a window unit only.

The Verdict - Realtor Bob sits down with the sellers to give them the bad news. Their house will not sell for the desired $110 per square foot but may be closer to $90-$95 per square foot if they do some necessary adjustments to the condition. Their biggest problem is functional obsolescence, meaning their home was designed poorly.

The morals of the story are many but there is one in particular I would like to emphasis. Just because houses are selling near you for a certain price per square foot does not mean that your house is guaranteed to sell for that price. Many factors go into pricing a house. Square footage does play a factor but so does condition, curb appeal, and location.

Goose Creek Real Estate

Goose Creek Real Esate has been holding steady over the last 3 months with sales of 54 homes in the months of May, Jun, and July. This down slightly to 2008 which saw an average of 65 houses sold for the same three months. Selling prices during the month of July in Goose Creek ranged from a low $50,000 to a high of $451,000. There are currently 424 homes on the market in Goose Creek with nearly a 9 month inventory at the current rate of sale.

Crowfield Plantation had the largest number of homes sold in Goose Creek in the month of July with 18 homes sold. Homes sold in Crowfield Plantation ranged in price from $123,000 to $451,000.
