Local Charleston Real Estate Investor’s Association offers free class on real estate investing

Investors will learn how to turn the current market adversity into opportunity

CHARLESTON, SC (November, 2008) Much is being made of the housing market in Charleston and across the country, with the real estate bubble already burst and the mortgage meltdown adding to the woes. But smart investors see the upside of a down market.

Bobby Wallace, President of the Charleston Real Estate Investor's Association who works exclusively with Real Estate investors, will host a free Real Estate Investing class on Saturday, November 15th, 2008. Training at the class will focus on making the most out of the current real estate market, which Wallace says has plenty to offer.

"It's a buyers market, and that's the time when investors are buying," said Wallace. "There are deals out there, and with more and more people unable to qualify for a mortgage, there is less competition from the rest of the buyer pool, plus a growing pool of potential tenants. But you have to find the right deals, and find an investing approach that works for you, and that's what this free training class will focus on."

At the class, which will be beneficial especially for beginning investors, Wallace said, attendees will learn:

· How to create cash flow by buying nice homes in nice residential areas

· Which properties give you the absolute best cash flow

· How create demand for your properties and get the best tenants

· How to buy investment properties with low down payment loans

· How to average 400-percent returns on your investment

Was it worth waiting in line 3 hours, in the chilly Charleston rain?

As you can tell by the photo below, local Charleston voters, turned out in record numbers to support their candidates.

I thought that I was being "smart" by getting to the polls early only to learn that voters were there, in line, an hour before the doors opened:)

Two things that I noticed about the people in my community:

(1) They were young, old, tall, short, fat, skinny, white, black, asian, etc. all standing in line for the same

reason; nobody complained; nobody fussed; all with the same objective..to exercise their right to

vote.

(2) The first thing that the majority did after exiting the polling booth, before they put their cute little "I

Voted" sticker on, was to check their watch/cell phone to see how long that it had taken them to cast

their vote.

Which struck me as kind of funny considering we have thousands of servicemen & women, halfway around the world, fighting to give us the freedom and right to vote...and these soldiers have spent a lot more of their time defending our rights, than we did this morning waiting for a few hours.

Today will be a memorable day in the history of this great nation of ours, regardless of your political affiliation...exercise your right to vote...and remember to "Thank a soldier" for that right.

Yes, it was well worth it!

What does the Real Estate Market in Charleston SC look like in your rearview mirror for the month of October 2008

I was sitting in a restaurant having lunch and couldn't help but eavesdrop on the three "suits" at the next table. I had already figured out that they were stockbrokers ( I use to be a financial planner, too) when I overheard one of them blurt out:

"I am telling you now is the time!" said the youngest of the three. "We take all of our money and buy as much real estate as we can."

'After the election." was the matter-of-fact answer from the taller guy. "After the election it will be at the bottom." The third broker just nodded his head in agreement.

Not being able to stand it any longer, I leaned over to the closest fellow and with a big grin, asked;

"Wait a minute guys...I couldn't help but overhear; let me see if I've got this straight..the stock market just dropped 900+ points...you guys invest other people's money, ..and you think that the real estate market is at the absolute bottom..and you are fixing to go "all in" ..do you truly believe that right now is the best time as an investor to buy?..?

Two of the three "suits" nodded affirmatively without hesitating.

WOW! (It wasn't even Halloween and it scared me!)

Even though our local Charleston Real Estate Market showed that there was 10,697 properties for sale in October 2008, only 464 actually SOLD! (96% unsold)

Have we reached the bottom?

Is now truly the best time for investors to buy?

Were the "suits" right?

I am not sure about most areas, but here in Charleston, even when the market was red hot, listings, showings, and sales s-l-o-w considerably from Thanksgiving until after New Years, partly because no one wants strangers tromping through their home during the Holidays with all their guests, family, gifts, etc. but more importantly, a lot of agents take time off, take their vacations, or use this time to plan for next year!

I agree, that for investors, (as well as homebuyers,) now is a good time to buy..but, I respectfully disagree with the "suits" who didn't factor the end-of-the-year-Holiday-Season into their algorithm when they were trying to pin-point the actual lowest point.
