Crozet Pizza near Charlottesville

When you are looking for homes and want a bite to eat, we may just stop off at Crozet Pizza!

This little pizza parlor has been written about and talked about so much you have to find out what all the fuss is. They have New York's thin crust or Chicago's deep dish available so all will enjoy!

It is a old building and a very comfortable setting (no ties please!). When you visit you you almost feel like you stepped back into a old Western movie set. They opened in 1977 in an old condemned building.

This is the counter and the pizza oven!

People from all over have come to enjoy a pizza here and it was even

written up in the Washington Post - "Road Trip"

SELLERS: IDX (1 vs 100)

SELLERS - THIS IS A MUST READ

When you are considering listing your home, or any Charlottesville Real Estate you need to be sure you understand what IDX is and if the company you are listing with uses IDX. Ask this specific question!

IDX - defined in Charlottesville stands for "Internet Data Exchange" commonly called Broker Reciprocity.

  • What this means is that if you list your home with company A and company A is part of the IDX, then company B,C,D etc.... can show the home on their websites too and you get a mulitiple amount of "eyeballs" looking at your home for sale.

    This is very powerful for marketing your home!
  • Now if you list your home with company A and company A is "NOT" part of the IDX, then your home will only be available on the Internet on company A's website. This is really limiting your pool of buyers.

    Like 1 vs 100!!! - Actually more....

Why would you want to list with a non-IDX company? I am not really sure of a good answer...

Why would a company not be part of IDX.... I can only think of one reason that makes sense. The company wants to capture both the listing and the selling sides of a transaction (dual agency).

My question is this: Is this company looking out for the best interests of the seller?

Do you save when you commute?

A Real Estate group (located in the next county) is marketing locally with a "slogan" that
roughly says: move 30 minutes and save 30K

Now I am not saying that this is not correct (and it most likely is true) but I wonder if consumers are thinking this all the way through? If you are looking to move to a different county just because the home price is less, take a few minutes and consider the facts!

I recently added a "Cost of Commuting Calculator" on the buyer page of my Charlottesville Real Estate website.

 With this handy little calculation you simply answer a few questions to see what you actual costs of commuting will be on 2 differently located properties.

The first factor to add into the calculation is the cost of fuel, then the loan amounts of the 2 home loans with the current interest rate.

It does not stop there, the calculation then wants the Commute distance (one-way) of each home. It even figures in the value of your time and wear and tear on your vehicle.

This makes a lot of sense to see the real costs of buying a home further away from where you work.

Do the research you may be pleasantly surprised!

Eating in Charlottesville (ca. 1784)

When you visit Charlottesville you will want to get a feel for the history and feel of Jefferson's Virginia.

What better way that to visit and eat at Michie Tavern
(A Virginia Historic Landmark)

Orginally built in Western Albemarle, this 1784 home was moved wilth-in minutes of Thomas Jefferson's Monticello.

You can enjoy a delicious southern meal meal, tour the original Tavern and on a cold day warm by the fire!

There is a lot to see and you can even learn 18th-century dances on your tour. There is a General Store and everyone wears traditional clothing.

The Meadow Run Grist Mill (ca. 1797) is a site to see. This is where the general store is offering an old mercantile atmosphere.

The Tavern Gift Shop offers a wide selection of historic reproductions and is fun for kids and adults too!

Stop by and have lunch while visiting Ash Lawn-Highland or Monticello it is a fine way to spend the day!
