I don't have children, I don't necessarily have any mind-blowing artistic ability of which I can beem with pride over a completed masterpiece; however, I do have Carolina Village.
Back in Jan. 09, I met with two gentleman who were at wits end regarding their community. Only three homes (out of 33) had sold in over 2 years.
I could tell instantly they weren't interested in hearing my marketing plan, my strategy, or really anything other than, "I can do this and I can do it quickly."
There was a little voice inside my head (in good company, as some days I have many:) that reminded me of the expense of taking on a development in a challenging economy. That same voice screamed at me and through quite the tantrum when I told them I could sell their development.
The next few weeks my nerves were doing the tango but I refused to let these two men down. I didn't.
Thanks to their ability to build a beautiful home, a quality home, a home that otherwise may be difficult to find in the $200,000 price range and their impeccable reputation, my job wasn't really all that impossible.
I am so proud. It is wonderful to watch this community thrive. The residents are happy, the builders are happy, and I am happy.

There are many with more years experience; however, I am no spring chicken in the industry. In my seven years I have seen experts in just about every nook and cranny involved in real estate. Relocation experts (some who have never been further than the county line), 1031 Exchange experts, Investment Property experts, Second Home experts, First Home experts, Ugly Home experts, Luxury Home experts.....yada yada yada.
Now with the mass media using the term foreclosure synonymous with opportunity we see the birth of the Foreclosure expert. Sad.
Obviously there is a need for trained professionals is this growing arena. Is it possible to become an expert over night simply because there may be a need?
My heart aches for those facing foreclosure. That ache is compounded by the amount of misinformation, murky representation, and fly by night advice given by self proclaimed experts.
It is a must that Realtors, as professionals, hold a fierce standard of accountability. I realize I don't know everything, matter of fact some days I don't know anything. Admitting my lack of expertise in certain areas has actually made me a better Realtor. I know what I know, but I also know what I don't know.
To the general public: I urge you to ask questions.If you are employing an expert, verify the expertise. As an education junkie, I understand the value of continuing education yet two online classes an expert does not make!
Navigating the labyrinth of a foreclosure requires knowledgeable, compassionate, experienced guidance. I am NOT a foreclosure expert. I will assist my clients in purchasing a foreclosure IF it is in their best interest; however, I will be asking questions. A lot of questions. I will make certain my clients receive the best representation, even if that means referring them.
To those who are experts, thank goodness you have taken the time to learn, listen, and apply the knowledge necessary to assist clients already facing a tremendous endeavor.
April 16, 2009 was Marine 1 Realty's grand opening. The past few months seem to have flown by with a gust! Aside from opening a real estate company in one of the worst housing markets in history, it hasn't been all that bad.
Thank you all so much for the continuous support. I am sorry I haven't given an update sooner. Some days I chase my tail with such furry that once I stop, well....I stop hard:).
So here we are, five months later:

Without the help and patience of Mr. Rick, I would have less hair, and certainly less friends.
Captain Rick is not only capable of handling me in my fits of furry that may even scare myself, he also knows more about the Beaufort waterways and its occupants than any mammal around.
Mr. Rick took a leap of faith to join me and Marine 1 Realty, and I am incredibly thankful he jumped!
His experience, Navy background, and all around good natured personality make him an outstanding asset for Marine 1.
Not to mention, he knows all the good fishing holes!
Carolina Village
In February of 2009, I was given an opportunity to list a community that seemed somewhat forgotten. It was brand new with all the charm and convenience of location; however, it wasn't moving.
I began with 33 lots...now we only have 7 left. After 7 short months, of hard-work, creative marketing, and dogged determination, the once vacant community is full of life!
It certainly hasn't been easy, but with the support of the builders, a few amazing neighbors, my faithful colleagues, and a little elbow grease we have completely turned the fate of this little neighborhood around!
I have learned so much! We, the builders and I, feel as though we have found a dream team and are currently researching for another project!
It is a great feeling!.

Rick and I are pretty darn busy.
We aren't just selling Carolina Village...we have done extremely well moving our listings period! We work extremely hard each day to find new ways of giving our sellers the best possible opportunity to reach their goals.
We were able to sell 31 Chesterfield in 2 days!!! We met with the seller, and within hours knew exactly who to contact in order to find the perfect buyer. Does this happen everyday? No, but it can happen when you maintain contact and relationships with prospects.
We have joined first time home buyers with wonderful properties that will give them a foundation for financial stability, assisted families in downsizing, and helped military families relocate.
All in all, it has been a wonderful journey so far.
It hasn't been without flaws, bad days, lessons learned, or office follies. We have had our share! Our building is a bit challenging with a door that sometimes locks us in and/or out, a copier/fax/scanner that is about as moody as a blue crab, an AC that works perfectly now that it is cool outside, next door neighbors that keep us highly entertained and between Rick and I ..... it is simply amazing we ever manage to find our shoes! (it is somewhat refreshing that he prefers to be barefoot as much as I do).
So to my Active Rain family, thank you for all of your support! I know I would not have been quite as brave to venture out without you behind me!
