Chasing every internet lead does not necessarily equate to prudent marketing nor does it define the success of a Colorado Springs Realtor. It takes much more to rise to the top of the profession than simply relying on statistical adages about sales, for instance, "the more you ask, and then eventually, the numbers will play out in your favor."

It allows the potential buyer, investor or seller to form some foundational ideas about the Colorado Springs Real Estate market and gives a preliminary peek into the "know-how" regarding the identity of our group of Colorado Springs Realtors.
Nonetheless, information is not synonymous with either understanding or wisdom. It simply serves as an introductory tool into the Colorado Springs Real Estate process.

Personally, as an Elite 25 Colorado Springs Realtor, I've seen our Colorado Springs Real Estate market mimic that of 2002. In other words, we're down to 2002/2003 prices, and as I've written previously, I believe Colorado Springs Realtors, as well as the public, can expect to see some gains during 2010 unless unforeseen geopolitical happenings suddenly arise.
Nevertheless, there are some intangibles about this current Colorado Springs Real Estate market that differ significantly from that of seven years ago. The inventory of short sales and foreclosures impacts the way the business operates today. Besides horrendous delays and uncertainties, the short sale process is extremely difficult to navigate. And I'm not referring to the Colorado Springs Realtor exclusively. The process extracts quite a bit of energy from the perspective buyer as well with no guarantees that he or she will actually be able to purchase the Colorado Springs property.
For the buyer who is looking to actually purchase a home, I recommend just that. The consumer must renew his or her mindset about what it means to purchase a home. Because if he or she is simply looking for the best deal and find this through the short sale or foreclosure process, this might not necessarily equate to buying the best home for his or her benefit.
As Marcia Kies, CRS, an agent in lake Oswego, Oregon states, "People have to get out of thinking their home is like an ATM. It's one thing to be an investor, but when buyers start getting serious, they realize foreclosures or short sales that seem like such a great deal aren't such a great home."

As Colorado Springs Real Estate and other markets throughout the United States undergo the challenges of these economic times, you can expect to see a different looking face regarding how the next generation of Realtors will perceive and actually do the real estate business in the future.
According to the NAR 2009 Membership profile, in 2001, 38% of Realtors were over the age of 55. When comparing 2001 against 2009, there has been substantial upswing with this number, showing 47% of Realtors are now baby-boomers who compose a viable part of the real estate profession.
These numbers are consistent with other unrelated industries, such as health services, food/beverage, churches and ministries. People have to reconstruct their lives more realistically today. Getting in and getting rich, then cashing out rarely pertains to the value of any profession or industry.
Regarding Colorado Springs Realtors, the use of technology is catching up with how Colorado Springs Real Estate is conducted. Twitter, facebook, active rain, blogging, networking, scheduling, analyzing, MLS searching, personal website building, communicating and marketing are just a few ways how a Colorado Springs Realtor effectively conducts business.
Mary Ellen Collins, a contributing writer of The Residential Specialist, shares some thoughts from Catherine B. Martin, president of Florida Talent Network, which is a career development and strategy consulting firm. Martin talks about some of the nuances of this next generation of Realtors, "They seem to have faith and confidence in a personal brand as it emerges and develops. Those who are consistent seem to build community around themselves organically."
Her comments accurately fit the postmodern mold.
Presently, Selley Group Real Estate, LLC is composed of three members who are 50 years or older, while the others range from the mid-30's and older. There is a healthy mixture of various thoughts, creative ideas and overall unity among our Colorado Springs Realtors.

Trends come and go in the Colorado Springs Real Estate market. Nonetheless, I've noticed some difficult patterns over the past few months.
Regarding Colorado Springs Real Estate listings and specifically related to my last three to four buyer contracts on per some of my listings, submitted by other Colorado Springs Realtors, these offers have been full of exorbitant requests.
I have noticed some peculiarities to consider...
•· First offers have been historically the best offers made. Although the first offer sometimes presents sticker-shock for the seller, typically these have been the closest financial offers to the actual selling prices of the listing property. Second and third offers are coming in extremely low, almost appalling to the seller.
•· And yet the seller needs to fully understand the financial dynamics of the Colorado Springs Real Estate process, not expecting to renegotiate for much higher prices on additional offers. These do not seem to be knocking on the door presently.
•· One additional point...the buyer usually cannot make up any real financial differences during the inspection process. Sellers seem to be short of cash to put additional thousands of dollars into their home, especially after having it radically reduced to sell.
As a result, the trend of trying to do these types of deals paves unhealthy Colorado Springs Real Estate habits.
Sellers aren't able to feasibly sell their properties and buyers are feeling entitled to get the best deal, no matter the unreasonableness involved. Television education, fear and over-stinginess then begin to usurp savvy Colorado Springs Realtor knowledge and prudent ways of making the deal work for both sides, including buyers and sellers. Of course, if the buyers were trying to sell their homes with some of the same kind of offers currently being made by them, the same results of outrage and insult would probably occur.
The world of real estate is not coming to an end. And likewise, the world is round, not flat, as the current way of doing business is trying to be re-formed from fear. The world of real estate has simply rotated away from the sun temporarily, allowing for appropriate market corrections. However, seasonal changes are anticipated, and the world will once again experience the brightness of the sun.
