ACN Inc., the largest direct selling telecommunications company in the world, will consolidate its U.S. operations to its new World Headquarters in Concord NC. Their current operations in Huntersville and Farmington Hills MI are included in the move. The company operates in 19 countries and provides telecommunications services including digital phone service, internet service, wireless phone service and video phones to individuals and small businesses.
The at a 17-acre site located off Interstate 84 at exit 60, is the former location of CT Communications Inc. Windstream Corp. bought CT Communications in August and said the building would be sold. The location features 140,000 square feet of office space and will open the summer of 2008. ACN plans on hiring between 300 and 500 employees in several fields, including finance, human resources, billing, information technology and application development. They are advertising for the new positions at www.acnjobs.com.
This is great news for Concord's real estate market! Especially since we have recently lost jobs due to the sale of CT Communications and will be losing jobs when Philip Morris closes its Concord facilities.
Proposed Front Elevation for "The Strip at Concord"

A preliminary site plan was submitted January 9, 2008 for the $60-million drag strip that will be built near Lowe's Motor Speedway. It is being called "The Strip" at Concord. The preliminary plans show a drag-strip and grandstands with box suites, a control tower with space for glass-enclosed suites, and new parking areas surrounding the drag-strip.
The Concord City Planning and Zoning Board is scheduled to review the preliminary plans on January 29. Designers say more complete plans will be released in February.

The site for the new drag strip is behind the dirt track across Highway 29 from the speedway. Less that half a mile from that location are several hundred homes, some just a few hundred feet from the end of the strip!
Concern about noise from the drag-strip, by residents and local officials, prompted Concord City Council's vote to prohibit the drag strip at the speedway site in early October 2007. A 7 week stand off ensued between Concord and Speedway Motorsports CEO Bruton Smith, who threatened to relocate the entire speedway facility outside of Cabarrus County to another location somewhere in the Charlotte region.
Concord City Council reversed its decision in late October, but asked that concerns about noise from the drag strip in relation to nearby neighborhoods be addressed. On Thanksgiving Day 2007 Bruton gave us all something to be thankful for, when he announced his acceptance of Concord & Cabarrus County's deal to keep Lowe's Motor Speedway in Concord. The deal includes an $80 million incentive package in exchange for Smith spending $100 million toward new construction and renovation of the racing complex!
$2 million of the incentive money will to toward noise-abatement. The noise-abatement plan will be submitted to the city by a separate contractor. The effectiveness of the noise-abatement structures remains to be seen, hopefully the negative impact on the value of the homes in close proximity to the drag-strip will be limited.
Speedway officials say they are holding off on all construction at the site until the plans are finalized and approved.
What do you think about this controversy and how do you think "The Strip" will affect property values in the immediate area surrounding the drag-strip?
