So many of us are experiencing hardships, and don’t know where to turn for assistance with real estate decisions. Whether we’ve lost a job, are falling behind or can’t make mortgage payments, have medical bills to pay, or simply don’t make enough money to cover all the bills – so many of us are feeling pressure. In many cases, homes are being foreclosed by lenders, when owners cannot make payments. But there are options to avoid a foreclosure, including a short sale.
When a lender accepts an offer to do a short sale on a home, it means that they are willing to accept less than the total amount due on the home’s mortgage. Not all lenders however will accept a short sale on a home, especially if it is more financially sensible to foreclose, but it can be an option in many cases.
If you believe you might be eligible for a short sale with your home, we have some steps you may want to take to find out your eligibility.
1. Contact a real estate agent who specializes in short sales. A realtor, such as the Tello Team, who has experience with short sales knows all of the steps first hand, and can make the process run very smoothly and efficiently.
2. Call your lender. Get some names – actual names, not titles. You’ll want a supervisor’s name – or someone who is authorized to make a decision.
3. Write a hardship letter to the lender. Explain your entire situation in full detail. Lenders are people too, and they understand that many people are going through some very rough times. Be honest with them – tell them about your job loss, medical situations, or any other reason that is preventing you from being able to make your payments.
Provide your bank statements and proof of income so that you can back up all of your reasons, as this will help them make their decisions quicker. If everything goes well, your lender will approve your short sale.

Daniel Feeney
Daniel Feeney's passion for Real Estate took him from private investor to Real Estate professional in 1999. Dan worked as an independent realtor prior to realizing the benefits of working on a team. He joined the Tello Team in 2002.
Dan prides himself on his straight forward, no nonsense approach with clients, and they love him for it. Dan resides in Miramar with his beautiful wife Yuri and their three daughters Kirsten, Kelsey and Kenzie. Dan is always striving to be the best possible at whatever he does. He enjoys many passions when not working in real estate including helping people as a firefighter for the last 17 years. His role as a part of a national disaster response team for FEMA is close to his heart and is further evidence of his role as a community leader.
Lynnette Saunders
As Senior Merchandise Manager with Macy's for twelve years, Lynnette Saunders prided herself on her dedication to customer service. When she felt the need for a change, she knew she would be able to make an impact in the real estate business.

Debbie Zinn
Debbie Zinn is the newest member of the Tello Team. Her history in sales and customer service has helped her fit right in with the "customer comes first" philosophy the team lives by.
Debbie's lively spirit and "can do" attitude make her a deal closer. Our clients love the way she facilitates all her deals. A smooth transaction for all is Debbie's main goal.
Debbie is our resident newlywed. She married David Zinn in November 2005. She lives with David and her five year old daughter Dulce in Cooper City. Right now her free time is taken up with planning for the newest addition to her family! We are all anxiously awaiting the arrival of baby Zinn in April.
Jane Grace
Originally from Bedfordshire, England Jane and her family relocated to South Florida in 1990. Prior to joining the Tello Team in June of 2002 Jane worked as the Listing Secretary for the now defunct Arvida Realty Services in Pembroke Pines.
Jane's functions on the team make up a key component of the home selling process. She is there to make sure all of the paper and marketing details are in order. She also manages the Tello Team office. Her behind the scene efforts makes our success possible. Her creative ideas make the Tello Team a leader in marketing innovations.
Jane who is happily married to her husband Eric for 22 years resides in Cooper City with their two teenage sons Chris and Matthew. When Jane is not busy attending to the needs of the sellers of the Tello team she thoroughly enjoys spending quality time with her family and friends. She may also be found poolside where she is an official for USA Swimming.
Patricia Layana
As listing manager, Patty makes sure that all aspects of your listing are up to date and accurate. Patty not only ensures that we have all the paperwork we need from you but she also ensures we have all the information updated correctly in the ever important MLS system.
In addition, Patty keeps her pulse on various neighbourhoods in South Broward. Through her research, the Tello Team is able to best determine the market value of your house.
Patty enjoys working with people and has a special combination of a very fine mind coupled with a passionate devotion to her clients. She will lead you through the listing process with great patience and attention to detail.
Patty is originally from NY and resides in Western Miramar with her husband David and their 3 children Brandon, Brianna & Bailie. When she is not attending to the needs of her clients Patty enjoys spending time with her family and friends.
