Yes, there is a lake in Pflugerville... It's quite large. While driving around I noticed this lake also had a walking trail around it...
I think I might just try this walking trail soon...

| My HGTV moment... I just wanted to share my latest listing experience with you... So, I received a message in Facebook from one of my Facebook friends (yes, Facebook works for bringing in a client.) The email indicated the client was ready to list their home and asked that I get in touch with them. I immediately called on the phone and made an appointment to meet. This meeting resulted in my listing the home... but, they only signed the Listing Agreement for 2 months (yikes!) - client had their reason for this... The contract was signed at the beginning of the week and we knew we wanted to do an Open House. I added a rider to the sign indicating the time and day of the open house... I emailed my contacts and contacted listing agents near the home with the news of my Open House. On Sunday, I advertised the Open House in Craigslist, I put direction signs everywhere, put balloons at each sign location... and buried a St. Joseph. The first lookers came in... the second looker came in... (16 couples that day)... then the second looker called her REALTOR®, then she called her boyfriend... then they all sat at the dining room table and just watched and listened to everyone coming and going. They were hooked and this was when I had my HGTV moment... they presented an offer at the Open House. Yes, not even a week, and just like it happens on TV... I was presented an offer at the Open House. This was the first time this happened with me and it felt great. In closing I just wanted to share... Yes, an "Open House" can produce a qualified buyer... I'm a believer! Happy Friday to You All Chris Rodriguez, REALTOR®
