I wanted to make you aware of an initiative we’re in the middle of and ask for Carey Austin’s assistance. 20th Century Fox is holding an X-MEN ORIGINS: WOLVERINE Hometown Premiere Contest. Hugh Jackman has agreed to bring the film’s premiere to the town with the most votes: http://www.x-menorigins.com/premiere. Currently Austin is #5 in votes amongst the entire country. Taylor Kitsch (“Friday Night Lights” & in new X-MEN) considers Austin his hometown and is fully supporting this initiative and pushing for Austin as well. We want the premiere and I thought Carey might have interest in it being brought to Austin as well! Is there anyway that your staff could be encouraged to vote and pass along to family, friends, etc.? The contest ends 4/17, winner announced on 4/20 and premiere of 4/27.

This may be the right time as the forces are coming together...

Government stimulus... check.

Interest rates low... check.

Property values have fallen (or in the case of Austin, stabilizing)... check.

Time of year, Spring time... check.


I am now contemplating and visualizing...

...this may be the right time to begin putting together a real estate iNvestment and management company. I must digest.

Seller may want to consider a pre-inspected property

Having a property inspected by a licensed real estate inspector at the beginning of the sale process will allow the Homeowner the opportunity to know what repairs may be needed BEFORE the Buyer's Agent comes back asking for substantial concessions.

A few items that the Buyer's Agent might be looking for could be:

  • EXTERIOR
    • Foundation - Touch up mortar cracks and brick veneer
    • Roof surface - Clean gutters and debris on roof. Make sure cutter downspout extensions are in place.
    • Caulk windows and door frames.
    • Are there any signs of wood destroying insects? Seal pest entry points.
    • Consider the repair of rotted trim, siding or decking.
  • INTERIOR
    • Attic - Are all vent stacks vented to the exterior? None should terminate in the attic.
    • Are there any open wire splices present in the attic or crawlspace
    • Clear insulation away from water heater and heater vent pipes, chimney and canister lights.
  • DOORS AND WINDOWS
    • Ensure that all windows, doors, garage doors and attic doors are in proper operating condition.
  • WALLS
    • Seal and paint sheet rock.
    • Stop and seal off any water penetration points.
    • Repair or replace water damaged sheet rock.
  • ELECTRICAL
    • Replace burned out light bulbs
    • Replace or install any missing or damaged receptacles or switch covers.
    • Install GFCI receptacles near all water sources.
  • HEATING AND AIR
    • You may want to have HVAC system cleaned, services and placed in working order. Keep all receipts for work performed to verify.
    • Replace A/C filters.
    • If gas heater, flex line should not terminate in the heater cabinet.
    • Is the blower noisy?
    • Is the primary drain line from the coil insulated near the coil drain area?
Again, these are just a few items you could consider and would cost less to repair in the beginning of the sales process of your home than waiting for concessions from the Buyer's Agent.

In General, ask your REALTOR® for a list of Home Inspectors they might recommend and Good Luck selling your home!
