My buyer talked to the seller directly...

Clearly, I need to be more diligent on this.

Just today, a buyer of mine let me know that she spoke to the seller directly. Then again... the listing agent should have been diligent with his client. Or could it be that clients are doing so much online research, that they feel in charge of the process?

I did have a hard time getting in touch with a previous condo association regarding her questions. Regardless... this is a note to self to stress this point with new buyers in the future.

I can only wonder what she may have revealed about herself. This will make protecting her best interests that much harder.

Real Estate is like a polite poker game... that takes practice and knowledge.

The internet is a wonderful educator, a huge time saver and easily accessible. Don't get me started about buyers who lean on Zillow for their information... what a mess.

As an agent, I have handled many real estate transactions.

There are so many variables in every sales process... it's unfortunate that my buyer put herself at risk this way.

Realtors are your coach, your protector, your resource for solutions and contacts, your confidant... we are on your side.

Take advantage of that.
