Jacksonville Florida Market Update

A ton is happening in the real estate market across the nation and here in our own backyard. The interest rates to banks is going down and consumer loan rates are flucuating wildly. I don't feel that we will be seeing the historic low rates of the past in that the banks are trying to recoop from the blows suffered from the free lending days that put us into the situation we are now dealing with.

The days of enticing realtors to bring a buyer to a home for sale is gone. It is the time that the price of the property and incentives to buyers will get the sale to happen. Let's face it, internet is king and if you market a home to the buyer the buyer will bring the realtor.

Realtors are the cornerstone of the business and should be used for any and all transactions. You would have an attorney represent you in court and you should have a realtor representing you in any real estate transaction. There is a world of deadlines and requirements and the clock starts ticking as soon as you have entered into a contract.

What a realtor brings is not only the experience and extensive education in the real estate market, but the connections to keep the transaction moving and avoiding any situations that might arise before they become an issue. They can get your home a greater advertising presence through proven advertising and assist in the most efficient use of concessions in your specific market to get your home sold as quickly as possible. A realtor that is representing a buyer will assist in ensuring that the home is as it appears, help you determine what the fair market value may be and assist you in finding a mortgage consultant that will work hard in helping you get into the new home of your dreams.

Here in Jacksonville I believe that home owners have realized the importance of setting the right price as there are many homes on the market. We have seen increased activity in homes under $200,000 and there are many to chose from. Even though there are many short sales that have their own special requirements, there are still many homes that homeowners are selling that are competatively priced against the short sales.
