Sellers--Why must focus be placed on the negative? At least 62% is positive.

Real Estate related news reported by the mainstream media comes from a 3-4 month aggregate pool of information that; sadly, does not paint a true picture of today's market. Have you ever heard a news report stating that 64% of all residential sales in Atlanta were equity sales? Equity sales are those sales not challenged with a short sale negotiation, or properties owned by a bank--of course you haven't. The "news" is in the negative.

Well, I'm here to crusade for the positive...only 32% of sales in Atlanta in the 4th Quarter of 2010 were distressed sales...the rest of them...62% of them were EQUITY SALES...this is great news for sellers...perhaps a signal that prices have already hit bottom and are on the up-swing in some areas.

Buyer beware...you may have already missed the bottom...we never know where the bottom was until prices are on the way back up.

Atlanta Makes Top 10 List for 2011

Atlanta Gracious Living is not just about real estate...it's about the city's qualities that make it well; gracious. So, here's a tip for you...

Bon Appetit's January 2011 issue has listed Americas's 10 best bread bakeries, and one of them resides here in Atlanta. According to Bon Appetit, H & F Bread Co. is to be considered among the company of such revered establishments as Tartine in San Francisco, and the Sullivan Street Bakery in New York.

Of course you will find the classic loaves that are required to make such a list; Pain Au Levain, Sourdough, French, and Brioche, but you will also see Southern additions. Buttermilk Yeast Rolls, Beaten Biscuits, and Fried Pies filled with the season's fresh fruit.

Should you not have the opportunity to make it to the bakery in person, but need to get your carb on, give me a ring and I'll see about getting one out to you.

Gracious Giving

Are you on the move or know someone moving into a new home who may not have the space for all of the furniture that they own? Here's a fantastic way to donate your un-needed items to a worthy community organization.

The Furniture Bank of Metro Atlanta is a non-profit group that collects gently used furniture to help those who've lost everything, and need to get back on their feet. They recycle furniture from individual households and companies, and then provide it for free for people who are moving out of homelessness, have HIV or AIDS or are fleeing domestic violence.

According to their website: "The Furniture Bank of Metro Atlanta was founded in 1988 in response to the lack of furniture resources for homeless people who secure housing. Before the Furniture Bank, many of these individuals and families had no furniture, and were forced to sleep and eat on the floor. Can you imagine your home without any furniture? The Furniture Bank of Metro Atlanta is here to help those presented with that question. We are here to help make a house a home."

The Furniture Bank will pick up furniture in good condition for free in Cobb, Fulton and Gwinnett Counties. To schedule a pickup and make your donation you can contact David DiCaprio at (404) 355-8530 ext. 222. Pick-ups in Midtown neighborhoods can usually be scheduled within a week.

Know that your donation is going to someone in need as recipients of Furniture Bank services need to be referred by one of 150 area partner agencies, so an added benefit is that if someone approaches the Furniture Bank with the need for furniture they can also help them get connected to agencies that can provide them with other services as well.
