The thing about commercial real estate is that it is very flexible today a bar tomorrow a flower shop. Downtown Sacramento is filled with not only grate potential but vision. A recent report stated the 10% of downtown are alley ways. A group of local merchants and city leaders are looking at places like Seattle and San Francisco who have utilized these alleys.

Many commercial properties are large enough to be divided into a front shop and a back one with access being the alley. The potential plan calls for bringing lighting to these alleys and making them more than just a place to put out your trash. Sacramento's hispanic/latino market is one to look at and consider.

When trying to expand your services you have to stay true to your concept. The expansion should come in the form of targeting an under serviced part of the market not simply offering different services. Offering something new could completely take away from your core product, meaning a whole new learning curve. Finding a niche market that needs your services is completely different.

One of those under serviced markets is the hispanic or latino market. Recently an acquaintance of mine launched a high end magazine in the Sacramento market named VIXTA http://www.vixtamagazine.com/

Tatiana has recognized the high end buying power of the Sacramento latino market. One of the biggest stigmas is that most of this market is poor, the first thing most folks think is farm workers or hospitality service.

While it is true that many came here with very little or no education, there is a large number of very determined and strong driven people. Over the years the latino market has grown in income production and level of education, things their countries of origin could not provided. This has translated into a huge buying power. Companies that recognize this have built not only strong business but have become actual power houses of their own such is the case with Marquez Brothers Inc. http://www.marquezbrothers.com/homepage.html

The current Sacramento housing situation regardless of what anyone says was created by greed especially in the latino market. This is a huge problem that will only add fuel to the stigma of a lack of buying power. Hispanics or latinos are business folks by nature, this is especially important because small business owners are the back bone of this economy. While it is true that giant corporations produce millions of dollars in tax revenue, small business owners produce millions of jobs.

Sacramento is host to one of the largest hispanic markets in the nation, providing the necessary commercial real estate services to this part of the market is critical. It is not enough to say you are of hispanic parents, but understanding and respecting the culture. Being bilingual is great but providing the right information and highest quality possible is crucial.

I look up to people like the Marquez Brothers or Amador and John Bustos who founded a media power house http://www.bustosmedia.com/ for giving me the inspiration needed to realize that understanding your business and focusing are pivotal. And thank you to Tatiana for showing me that words are cheap and actions speak louder.

Is your commercial listing winter ready? IF you live in the Sacramento valley you better get it done soon

Sacramento is unique in many ways and weather is one of those things. The change in weather can at times be some what extreme, I am not talking South pole extreme but enough to cause damage to your commercial property. Alex Macias of A&B landscaping says this is the perfect time of the year to get a property winter ready. Trimming is crucial and the temperature is perfect for doing this to avoid having a dead tree due to frost damage, plus it should do better in the event of a major wind storm which Sacramento is known for having.

Time to also fix any broken stakes should you have young trees, there is nothing worse than driving bye a shopping center and seeing 10-15 blown down trees.

Get your sprinkler system tested to get any fixes done before the heavy rain season gets here, you do not want a big muddy hole should you have to show the property. Also inspect the outside pipe covers to get an idea of the cost. The last thing you need is a frozen or broken pipe,Sacramento can deliver some very cold nights that have been know for bursting a pipe or two.

Depending on the size of the property this things can take up to a week to do. These simple things could end up saving you thousands.

Santa Ana's are coming and so are the fires. Sacramento apartments and commercial areas just as prone to large fire's

For many the thought of a wild land fire is just that a thought, but to people living in California it is a reality. This weekend their are Santa Ana winds expected for the southern part of the state. This summer showed the power of wild fire and our inability to control them. Do not wait for the last minute If you are in high fire danger areas be ready.

These fires do not only affect the mountains and unpopulated areas, the City of Stockton lost over 12 homes in a wind wiped fire that started off the freeway. Commercial real estate is not always offices and industrial parks, apartments and mobile home parks are highly prone to high density brush. Sacramento is know for it's large amount of trees, and in windy days it is not uncommon for fire to jump up these trees and on to the roof tops of these properties.

Take care of you property by cutting back the brush and allow for ample access for fire trucks after all you do not want to be accused of neglect.
