Otsego, MN Market Update

Here is what is happening in the Otsego, MN real estate market:

Currently there are 236 active single family listings with 34 sales pending and 25 closed sales in the last 30 days. The under $200,000 price range is where much of the activity comes from with 25 of the pending sales and 17 closed sales in the last month. There are 96 active listings under $200K. The townhomes have been selling too. There are 65 active listings with 15 of the pending sales being townhomes and 14 of the closed sales being townhomes.

Otsego is a hot spot for the townhome sales because the bank owned townhomes have dropped so much that you can get a nice townhome for around $120K. There are also so good deals on split entry homes that are around $160K now. Plus some deals on the Modified two-story homes. Its a great time to be a buyer. Big savings in Otsego right now!

Ramsey, MN Market Update

Here is what is happening in the city of Ramsey, MN real estate market:

Currently there are 302 single family homes on the market with 123 of those being under $200K and 96 of those being townhouses. Right now there are 46 pending sales with 30 of those being on homes under $200K... 22 of those are from townhouses. There have been 28 closed transactions in the last month with 13 being under 200K and 10 of those being townhouses.

Right now the townhomes have started to turn over. The ones that are selling are the bank owned homes and the new construction discounted townhomes. Once the price gets down they don't sit around long. Again sale remain slow above the $200K price point. Many of those sales are discounted bank owned homes. There are a lot of great deals on new or newer construction homes in Ramsey! Get out there and buy!

Cambridge, MN Market Update

Here is what is happening in the Real Estate Market in Cambridge, MN:

There are currently 208 active listings and 145 of those are under $200,000. Right now there are 18 pending sales and in the last 30 days there have been 20 closed transactions. Of those sales 17 have been under $200,000.

Isanti County has one of the highest foreclosure percentages in the state, so many of these transactions are on bank owned homes. There are still numerous vacant homes in the area. Expect the prices in Cambridge and the rest of Isanti County to come down a lot more still in the future.

Big Lake, MN Market Update

Here is what is happening in the market in Big Lake, MN:

Currently there are 235 single family homes for sale with 31 sales pending and 28 closed sales in the last month. Again the $200,000 and under price range is where the bulk of the activity is with 23 of the closed sales coming from that price range and 25 of the pending sales in that range. There are also 139 listings that are under $200,000.

Big Lake has the best selection of homes 10 years old or newer that are around the $150,000 range in Sherburne County. There are also some nice new or almost new townhomes that are at or below $120,000. More great opportunities for first time buyers!

I work hard to keep up to date on the good deals in the foreclosure - bank owned - distressed properties. Each day I look through over 300 listings that have either come on the market or been reduced in price. So the buyers that work with me know about the great deals that are avalable and often times my buyers are first to a property allowing them to get an offer in before other people have even looked at it.
