Lucketts Store is hard to describe. First thing to say is that it isn't exactly a "store". There is an antique shop, a design house and multiple venues spread out across the grounds. No matter where you look you can find a treasure. Some of the treasures are small pieces of jewlery or maybe a glass knob. Others are larger than a breadbox and might even be the size of a horse.
Built 1910, the house was originally the Lucketts post office, general store and Lucketts family home. Every month the design house features new arrivals set up in venues throughout the house. With cloe to 30 vendors there is a regular turnover of items. The eclectic selection is usually called vintage hip.
Restored in 1996 by the current owner Lucketts Store continues to draw crowds year round. Open 10-5 daily the store is located on Lucketts Rd just north of Leesburg. For anyone coming from DC it's about a 45 minute drive. For those of us who live closer by it's easier to to sneak by on a weekend to see what's new. The next Design House Weekend is April 6, 7 & 8th.
The gears and wheels inside Chapman/Beverly Mill in Prince William County Virginia kept this historical mill working starting in 1724. The mills was an important part of the growth of the Shenandoah Valley. Farmers from the valley brought their wheat and corn to be ground at the mill and then it was transported to Alexandria VA where it could be sold and shipped to Europe.
The mill was the site of a strategic the Battle of Thoroughfare Gap and the mill was burned in 1862. It was purchased and restored by the Beverly family in 1876. Vandals burned the mill in 1998. The mill has been stablized so visitors can safely walk inside the mill and check out the incredible stone walls and old equipment still in place.
You are excited. You're telling all your friends about the great deal you got on your new home. You bagged the home at $25,000 less than the last neighborhood sale. You're doing the dance of joy. But should you be?
Granted everyone loves to get a deal but your deal may not be as great as you think. You didn't really gain $25,000 in instant equity. Why? Because the value of all of the future sales in the neighborhood has been lowered. Appraisers are going to use the sales price of the home you purchased as a comparable for the next sale in the neighborhood. The value of the next sale will be reduced by some amount. It might not be the full $25,000 but with the way appraisals work in today's market it could be $10,000 or more.
Your great deal has just started a domino effect that touches every other home in the neighborhood.
It's a Catch-22 and something you should remember. Below market today is a new comp tomorrow. Bye Bye instant equity, hello real estate reality.
