This Fishers Real Estate Blog often covers neighborhoods and market reports, but I like to highlight events too. Flavor of Fishers will be here on August 1st from noon until 10:00 p.m.
at the USA Parkway Circle. You can only enter from 106th street this year.
This is a great event for residents in Fishers and surrounding areas. There will be over 30 restaurants including some of my favorites like Scotty's Brewhouse and Flemings Steak house. (My husband and I eat at Flemings on every anniversary and I think it has the best steak in the city!) There will also be a wine garden.
The entertainment list this year is awesome, with Hotel California playing from 8:30 to 10:00 p.m. I don't want to necessarily reveal my age, but I am a huge Eagles fan! For the smaller people (under the age of 12 is FREE), there is a family fun zone.
Tickets are $5.00 and can be bought at Marsh or the Chamber or at the event for $7.00. Food tickets are available and most food items are from $1.00 to $5.00. There is always more to know, so be sure to visit the FAQ.

Every month when I write the Fishers Real Estate Market Reports, Sunblest Farms is mentioned it seems. Sunblest Farms is one of the most popular older neighborhoods in Fishers and is located within walking distance of most of downtown. One of the great features is the way that Sunblest is laid out; it is set up as a wheel with Holland Park as the hub and the streets/homes as the spokes.
The park features softball, basketball courts, soccer and a great playground area that is surrounded by trees. There is also a picnic area that is covered for shade. The park has a walking path around it so while the kids play, parents can exercise! New Sunblest (where all the streets start with a "T") has a pool and basketball courts and is conveniently located across the street from the Fishers YMCA.
Old Sunblest has 1,433 homes and about half of them were built between 1985 and 1990 and the other half between 1976 and 1984. New Sunblest has 268 homes and were built in the early 90's.
Since January 1, 2009 over 40 homes have sold in Sunblest with an average price per sq ft of $86 and average DOM (Days on Market) of 66. The DOM indicates a neighborhood with great resale. There are currently 22 active homes on the market at an average price per sq ft of $90. I have one listing on Torrance with a fenced yard and hardwood floors for $158,400. There are currently 10 pended at an average price per sq ft of $88.
It is a large neighborhood with a lot of activity and as a result will have distressed properties. Of the 41 that sold, 9 of them were distressed. Of the active and pends, five are distressed. Of the homes that sold since January 1, 2009 the lowest sale was $87,000 and the home has nearly 2,000 sq ft. There was recently a HUD home on Tanner that sold for less than $100,000 that will probably list for over $150,000 bought by a Realtor®. After writing many Carmel Indiana real estate market reports, it is time again to do the six months in review. I am comparing the first six months of 2009 to the same time period of 2008. What is most interesting is the increase in the number of distressed properties. There were 38 in 2009 compared with only 22 last year during this same time frame, that is a 72% increase!
The actual number of sold homes is down nearly 25% from a year ago; with only the "less than $150,000″ priced homes showing an increase.
This is actually good news. This means that more and more first time buyers are entering the market and as they buy these homes, that will allow that tier to move up in their home purchase price.
The largest decline as expected is in the higher priced homes (over $350,000) showing a decline of 36% from a year ago. The middle tier showing a decline of 21%. But as we just mentioned, this should start to see improvement in the 3rd quarter of 2009.
Carmel neighborhoods showing the most activity were Village of West Clay (30!), Saddle Creek (20), Brookshire (16), and Plum Creek (10). The most expensive home that sold was in Claybridge for $1,000,000.
The chart also shows the days on market (how long from the listing date until it is closed) is up to 92 from 79 a year ago and the average price per sq ft sold is down just a bit from $119 to $111 in 2009.

We have been doing market reports for Fishers Real Estate for over a year now! This particular report highlights the 1st six months of 2009 with the same time period in 2008. The graph below highlights the key indicators we should watch, including price per sq ft, days on market and the number of distressed properties.
The graph shows an increase in distressed properties of 59% which gives a slap of reality to the current housing market. I don't want to beat a dead horse with the things that can go bump in the night on a distressed property, but my word of caution is be sure you have a lot of time and are handy if this is a market that interests you.
We are also seeing the under $150,000 market make up 30% of the total sold homes in Fishers in 2009; versus only 25% of the total in 2008. This is good news as we see more and more first time buyers enter the market and take advantage of the $8,000 tax credit (which is only available for homes that close prior to 11/30/09).
The bulk of the sales continue to be in the $150,000 to $350,000 price point, making up over 50% of the sales in Fishers. Days on market appear fairly consistent with 2008 and price per sq ft is down about 5%.
The most expensive home that sold in 2009 was for over $1,000,000 in The Hawthornes, it had nearly 11,000 square feet and was on the market for 292 days. The lowest price house was for 50,000 in the Marilyn Ridge area.
The homes with the most sold included Sunblest Farms (42), Brooks Chase (23), Sumerlin Trails (19) and Avalon of Fishers (12).
There are 842 active Fishers homes on the market and 158 of those are less than $150,000. Who do you know that should be thinking about buying their first home?
