Early this montht we logged into the MLS system for Vancouver and Clark County Washington to obtain a quick snap-shot view of what happened real estate wise within the confines of Clark County Washington for the previous month. Here is what we have to report:

From this quick view we see a 6.9% decrease in the number of Pending transactions over last month (September was already a very good month!), as well as another modest decrease of 4.5% in the number of total Active listings available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 31.3% of the Active homes listed (about 29.9% last month), yet are about 39.2% of the homes going under contract (about 38.2% last month).
Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-Pre-Foreclosure / Foreclosure category. In our opinion we have seen a leveling in the mix of sales of activity. The current extremely low mortgage interest rates and the renewal of the First Time Home Buyer's Tax credit should provide for a busier than normal Fall Season!

Early this month we logged into the MLS for Luxury Homes for sale Vancouver WA and to obtain an update of what happened to this price tier within the confines of Vancouver, in Clark County Washington. For this report we consider a Luxury Home to be priced and sold over $800,000. Here is what we have to report:

We have found this to be a challenging price category to provide a statistical report on. In general it is clear that there have been few transactions for Vancouver homes priced above $800,000. We have also seen several homes that have at least a Tax Assessed value above this price but owing to being a Vancouver WA Short Sale Luxury Home, the result is tallied in the lower-priced Executive Home Category.
In our opinion, owing to the general economic climate, luxury homes for sale in Vancouver Washington have had a tremendous downward adjustment in value, and at this point in time there are some excellent buys available!
