Early in October we logged into the MLS for Vancouver and Battle Ground to obtain a quick snap-shot view of what happened real estate wise within the confines of Battle Ground, in Clark County Washington. Here is what we have to report:

From this quick view we see an almost 43% higher number of Pending transactions compared to the number of SOLDS, as well as less than one year's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Forclosures + Foreclosures combined are about 26.5% of the Active homes listed (25% last month), yet they represent about 27.5% of the homes going under contract (52.3% last month).
Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-PreForeclosure / Foreclosure category. In our opinion we are starting to see a leveling in that ratio overall in Clark County.

We've logged into the MLS for Vancouver and Camas to obtain a quick snap-shot view of what happened real estate wise within the confines of Camas, in Clark County Washington. Here is what we have to report:

From this quick view we see the number of Pending transactions 8 Homes more when compared to the number of SOLDS, as well as a modest 6.5% decrease in the number of total Active listings available at the end of the month. This month the 3rd Party + Pre-Forclosures + Foreclosures combined are about 31.4% of the Active homes listed (about 31.2% last month in Camas), yet they represent about 38.8% of the homes going under contract (about 58.4% last month in Camas).
Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-PreForeclosure / Foreclosure category. In our opinion we are starting to see a leveling in that ratio overall in Clark County.

From this snap-shot view we see
an almost 31% higher
number of Pending transactions
compared to the number of SOLDS, as well as an 3.3%
decrease in the number of total Active listings
available at the end of the month. This month the 3rd Party +
Pre-Forclosures + Foreclosures combined are about 31.3%
of the Active homes listed
(about 29.9% last month), yet they represent about 35.1%
of the homes going under contract
(about 42.2% last month).
Key items we are looking for in a market turnaround are not just an
increase in the number of transactions but, an increase in the
non-Pre-Foreclosure / Foreclosure category. In our opinion we have seen
little change in the last three months.

From this quick view we see a slight decrease in the number of Pending transactions over last month (August was already a very good month!), as well as another modest decrease in the number of total Active listings available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 29.9% of the Active homes listed (about 29.4% last month), yet are about 38.2% of the homes going under contract (about 38.5% last month).
Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-Pre-Foreclosure / Foreclosure category. In our opinion we have seen a leveling in the mix of sales of activity.
