In the Medford Oregon Mail Tribune Newspaper there was an article on July 14, 2011 that states Fiserve Case Shiller projects a comback for Bend Oregon, Medford Oregon, and Eugene Oregon. The article goes on to say Bend which battled and surpassed Medford as the hottest real estate market in the state during the euphoric early 2000's, is the No. 2 list of 15 markets with Medford Oregon No. 3 and Eugene Oregon No. 14.

Medford Oregon which has lost about a third of its value is seen at the bottom of the market, with anticipated annual growth of 11.2% between now and 2016. It goes on to say, "When you look at comparisons versus actual prices and equilibrium right now, Medford is 25% undervalued relative to its long term equilibrium," Stiff said. "That's why the model is forecasting a big increase over the next few years, because of the bounce off the bottom we've seen in other markets."

2. Bend, Oregon 11.7%

3. Medford, Oregon 11.2%

This townhome is in Eagle Point Oregon and we closed the short sale with Ocwen. Ocwen gave us the approval in only two weeks so obviously we were extremely happy.

I had an accepted offer on a home GMAC said they are going to foreclose, it is company policy, do not call, email, or contact them again. We kept calling and emailing and they ended up extending the first. Keep after them if you are turned down.

This home is in White City Oregon we got the acceptance on the short sale when the acceptance happens we have been 100% successful in getting extensions and we still are, thank goodness.

Wow this past week I have put 3 deals into escrow this has not happened in a long time. More evidence that things are starting to move a tad bit around Medford Oregon area. Could it be lucky timing? Possibly but the phones are ringing more and only 1 had to do with the tax credit. It will be interesting to see how the market responds after the tax credits expire.

I am so looking forward to the normal market again, however I have learned so much about the industry through these times that will leave me with so many more tools than if this wouldn't of happened.

Everything happens for a reason and those who make it through will prosper.
