Old School Book (How To Develop A Six Figure Income In Real Estate)

I just read an old school book by Mike Ferry, "How To Develop A Six Figure Income in Real Estate."

Even though this is written in the stone age in terms real estate life it still has many concepts we should be using today.

It had three different levels of programs for us to do in order to be successful.

1. It says know on 10 cold doors a day. (BBBRRRRR sounds awefully chilly to me.)

-Talk to 5 FSBO's a week. (But it's hard to get them to return a call.) Poor Us!

-Talk to 5 expireds each week. (Yes I know they re-listed)

-Make 20 cold calls. (Boy that too sounds chilly)

-Preview 5 agents listings a week. (OK, gas is expensive) Back up to poor us.

-Call 20 people a week in your sphere. (I haven't talked to my sphere in forever) UH OH!

ANY OF THIS SOUND FAMILIAR?

It was kind of hard for me to read because it is almost too simple yet so hard to do isn't it? Everything up here I have done great and also terrible, when I did them I was great and sitting on top of my game and when I didn't I became a mediocre agent. We all were so lucky a few years back and now we have to take a step back and ask, "what we did to get us to the top"?. Simply go back to the basics folks! =)

Rejection it a part of this program though so get ready. It also says that for every 100 people you talk to you will get one deal. OUCH! Though you should get a better ratio if you word things properly.

I realize I won't do everything on Mike Ferry's list but if I do some of them I will get leads.
