Heavy Lifting. Why People in Charlotte Need Agents to Get the Job Done.

When you watch a professional do their job, it looks pretty easy. Pilots, for example, fly planes with smooth take-offs and smooth landings that make flying uneventful.

Charlotte Airport You start with instructions on how to prepare for a problematic ride. You are told to read the evacuation instructions, and you are told to buckle up for the ride. Your mind escapes to a point where problems will never happen. You want an uneventful trip…a smooth take-off and a smooth landing. The pilot soothes your mind with his smooth delivery that things are just fine at 30,000 feet.

Buying and selling a house should have similar traits. When you see an experienced agent maneuver a sale with ease, sometimes people say: “Hey that was too easy! I don’t need an agent. I could have done it myself!”

Not so fast. Remember this was an experienced agent. Secondly, this agent has paid his or her dues to present your property with due diligence, marketing presence, and the knowledge to navigate you and your house through the entire pitfalls that could occur in the culmination of your sale or purchase.Charlotte Homes For Sale

My point is that professionals make intricate transactions look fairly mundane. That’s why they are professionals. If you want Helter-Skelter to prove you need professional help… Go for it! Cut your own hair, Fix your own car, and migrate into any profession at the turn of a light switch.Car trouble

I never underestimate anyone’s ability. I do question experience. And when my cherished items are managed, I want a professional.

How about the pilot who comes on the speaker system in mid-flight and says : “Greetings folks!, Your Captain here! This is my first flight, and I want to assure you that it seems most of these buttons and switches here look to be working great! We are going to be flying at a really high altitude, so I suggest you stay alert”.

Buying and Selling Real Estate… Solo… sometimes can be a hellava ride. Don’t use your seat cushion as a floatation device. Call an Experienced professional Real Estate Agent to make your sale as uneventful as possible.

Matthews NC Exposed !...On A Good Note! Just Another Fun Charlotte Area Community with good bones

Matthews NC Exposed ! ... and on a good note! Just another Charlotte Area Community with Good Bones.

Matthews DowntownThere is plenty of history around the town of Matthews North Carolina. Its location is Southeast of Charlotte; the two blending at their seams. SE Charlotte is the new comer in this party-Matthews has been around since 1872.
It's first name was Stumptown (the land was riddled with forest stumps); then the name changed to Fullwood (John M. Fullwood was the first postmaster in 1825 and owner of the Stagecoach Inn); and finally the name, Matthews. Named after Dr. Walter Matthews, a director of the railroad (built in 1874) that connected the towns of Charlotte, Matthews and Monroe to each other.
Charlotte Nc real EstateMatthews’ development was shaped by organization set forth by the Baptist, Methodist and Presbyterian churches back in 1877. The churches operated private schools until 1906. It was at this time that Matthews became the first town in the county, to receive a public school. Interestingly enough, over a hundred years later, Matthews’ schools have continued to be one of the main draws for the area.

Known for its many festivals throughout the year, Matthews brings in both the young and old, for music, food, and crafts. These festivals include Matthews Alive, Golf Classic, ArtFest, and the newest festival, BeachFest 2009, which included carnival rides, live music and a sandy beach area for Carolina shagg dancing.

Another popular attraction is the Matthew's Community Farmers' Market open each Saturday morning year round. The market sells locally raised food on North Trade Street in Historic Downtown Matthews, and seasonally (on Wednesdays) at Matthews Presbyterian Hospital. All food and market products sold here are produced within a 50 mile area.

For local entertainment, check out Matthews Playhouse. It offers live theater with public performances all year long. These productions are geared to entertain children and adults. The playhouse also offers a host of acting, dance, voice, creative drama, and musical theatre classes.

Charlotte SchoolsIf you are not a theater fan, there are plenty of sports related activities for you. Starting with the Siskey Y; this is one of the largest YMCA's you'll ever visit! With indoor and outdoor water parks, running tracks, numerous athletic fields, and programs that are geared toward both youth and adult sports, including soccer, football, volleyball and flag football. Another park (closer to the heart of Matthews) is the Arthur Goodman Park. Its athletic fields host baseball, football, soccer, basketball, cheerleading and lacrosse. Charlotte Relocation

Families that have been shopping for SE Charlotte real estate, often travel a little further south into Matthews. The taxes are a tad lower, and the schools are very good. A few of the top ranking schools in Matthews include the following: Matthews, Elizabeth Lane, and Weddington Elementary schools; Crestdale, Mint Hill and Weddington Middle Schools; Butler, Providence, and Weddington High schools. The area is large enough (13 square miles) as it blends into SE Charlotte it crosses over into neighboring Union County. A fact to note: Matthews is in two counties-Union and Mecklenburg.

The gist of the story is this: Matthews NC real estate blends into several areas. A seasoned Realtor can guide you through these idiosyncrasies. These include two counties, a varied school set up, multiple tax locations, different city/water sewer services and trash pick up private or public. It can be all very confusing. You may buy a home in a neighborhood like Sardis Forest and find out you are on the Charlotte side of the street (higher taxes) and your neighbor across the way is on the Matthews side of the street (lower taxes).

If you are purchasing a home in the Brookhaven neighborhood, your mailing address is Matthews; your tax location is Indian Trail; your schools are Antioch Elementary and Weddington Middle and High School-in Union County! Scoot over a bit and if you found a home in the Callonwood neighborhood, you will still have a Matthews’ home of you buying real estate in these parts-caveat emptor address, but now, a Stallings tax location. Say you buy your home in the community of Somersby, your children will go to Elizabeth Lane Elementary and Crestdale Middle school, both located in Matthews...but their high school is Providence High school, located in SE Charlotte. Sound a little complicated ? The Best advise is to call a Realtor(R) like me, to sort throught these details.

Which lake do you want to play on? Lake Norman or Lake Wylie?

Which lake do you want to play on? Lake Norman or Lake Wylie?Lake Wylie Homes

How about Both of them?

These lakes are the result of dams placed on the Catawba River here in the lower piedmont of North Carolina and South Carolina.

The first, Lake Wylie (Originally named Catawba) was originally built in 1905. Its generated power helped fuel the textile industries that dominated the area in the 2Oth century. The dam was refurbished and the water level was raised in 1925 leaving it at its present level. Many a piece of cloth sold around the globe for a hundred years owes its power source to Lake Wylie. What a fun lake for recreation it is today! And what a fun place to live ! Tega Cay, River Hills, The Pallisades, and The Sanctuary are just a few of the spectacular neighborhoods that offer Boating, Fishing, and Swimming. These are lake Wylie’s key draw. If you like to fish, this lake is held high enough in the opinion of B.A.S.S. fishermen that they hold their national tournaments on this lake. For boaters, there are countless miles of boating pleasure. There are even great restaurants that you can park your boat in along a complementary dock while sipping cool beverages and enjoying great cuisine. How fun to boat to dinner at T-Bones! Delicious!

Lake Norman HomesThen there is Lake Norman, the Largest of the Charlotte area Lakes. This lake is like Lake Wylie on Steroids and is the biggest lake on the Catawba River system. It was created between 1959 and 1964. It offers everything Lake Wylie does except on a grander scale. Enhancing the power grid for the entire piedmont area, it propels much of the Charlotte regions power needs. This lake, as well as her sister lake, are owned by Duke Power.Talk about prestigious neighborhoods! Life styles of the rich and famous with a lake Norman twist. The Point, and many neighborhoods……. Lake Norman has numerous miles of boating, fishing and fun. Restaurants are numerous next to its shores with ready boat parking. Vinnie’s is noted for great fare and fun. Check Out this Clip

Now for the Charlotte area real estate caveat. Both lakes offer a wonderful living experience with value that transcends the current downturn in national housing trends.

Simply put: Lake Wylie and Lake Norman properties are steals right now that need to be looked at with earnest. You may not ever get a better deal on lake property like the deals that exist NOW.

As we are in the dog days of summer, who wouldn’t want to take the advise of the smarmy and take a jump into any of these lakes.

My boat is ready and willing for some lake fun…Are You?

Waxhaw and Marvin - Both Worth the Drive to Call them Home

Waxhaw and Marvin make an excellent address to call home.
Waxhaw homes

If location is king in real estate, then towns of Waxhaw and Marvin use their prime locations to their supreme advantage. Located just over the Union County border southeast of Charlotte, these towns are a big draw for people venturing out of the South Charlotte real estate market or relocating from various parts of the country.
The draw to these towns stem from three very good reasons; it's location, excellent schools, and low, low taxes (just shy of half that which you would pay in Charlotte)! Here, you are more apt to find homes with 6,000 square feet, than to find homes with 2500 square feet. Most of the homes are relatively new, as are the schools. The area really expanded its growth upon the heels of South Charlotte and the Ballantyne Development.
HorsesOnce horse country, a drive down any of its old country roads would take you past some beautiful rolling pasture land, with barns as the backdrop for the horses that grazed there. A few farms are left, but most have succumbed to developers. Home to many estates. Here you'll find one very large development, with three sections: Providence Downs, Providence Downs South and The Residences of Providence Downs South. Each street within the development is named after a Derby winner or a horse of note. Home prices range from $500, 000 to $3.5 Million (July 2009). The school set up is Marvin Elementary, Middle and High School. The community offers a clubhouse, pool, tennis and basketball courts, soccer fields, a putting green, fitness center, and walking trails. Many of these homes have their own pool...and a little of everything else! Very grand, indeed.
Another development close to the South Charlotte border is Toll Brothers' Marvin Creek. Marvin Creek's idea of a pool area, will leave you scratching your head. It is every child's dream pool! Noted for its incredible amenities, Marvin Creek's residents enjoy a 6,500 square foot clubhouse with a beach pool, lazy river, geyser park, tennis and multipurpose courts. The entrance to the community is equally impressive with a spray of fountains and guardhouse. Homes in this neighborhood typically range in price from $600,000-$900,000; with 4,000-6,000 heated square feet-give or take a few!
LongviewLongview Country Club is also tucked in right across the border. Rated #11 in NC by Golf Digest, this gated community opened in 2003. A Jack Nichlaus Signature course, sporting a 28,000 square foot clubhouse with multiple lounges, dining areas and terraces. Stunning. The 10,000 square foot activity center's lower level is complete with massage and steam rooms, state of the art work out equipment, and fitness classes. If you need a place for the kids, there is a Youth Lodge upstairs. The pool facilities offer both adult and family resort-style pools, with a wading area and a hot tub. There are also four Har-Tu tennis courts. This is just one of a very few gated communities in the Charlotte real estate market. Prices range from $900,000 to $3.5 million.
The draw for all of these neighborhoods, is the convenient location to South Charlotte. Within a five mile range, you can be at one of many fine establishments. Every type of restaurant, boutique, national, local and chain store imaginable...all set amongst fountains, and nightly music, theaters, plenty of plenty! It is also very easy on the eye. Each shopping area has been beautifully developed with the use of pedestrian friendly venues. Going from shop to shop is no hardship here. The use of landscaping has softened the retail shoppes and the roadways. It's all very, very nice.charlotte landscapes
Some of our most popular neighborhoods on this 'just over the border' area of South Charlotte, would be the communities of Hunter Oaks and Somerset. They were the hottest neighborhoods going, when the roads opened up into Union County. They have continued to be top sellers in the Charlotte real estate market today. Both offer wonderful swim clubs, tennis courts and playgrounds. Buffed up by huge Oak and Magnolia trees, sidewalks a plenty and street lamps. The price ranges in here from $300,000 to $500, 000. The square footage range is between 2200 and 4500. The schools are yet another draw, with Rea View Elementary, Marvin Ridge Middle and High School.
So, there you have it! If you are shopping for Charlotte NC real estate, don't overlook it's bordering counties
