South Charlotte real estate has always been a safe bet. Whether it was south Charlotte close to uptown (like Myers Park), or further south in Charlotte, down near Ballantyne. It seems that the Ballantyne development had grown so fast, that it has gushed over its original borders. This new hot spot is Blakeney, located in the vicinity of Ardrey Kell and Rea Road.
Ballantyne was so popular from the onset, it was a natural to re-create parts of it, just two miles down the road. The land was available, the infrastructure was in place, and walah!, we have a brand new pedestrian friendly shopping center. Complete with a Target store, Black and White, Victoria's Secret, Anne Taylor's Loft, it goes on...Boardwalk shoes, Marshalls, another Harris Teeter (our #1 grocery store) and some incredible restaurants...131 Main, Encore, Brixx pizza, of course the list goes on. This development is much more "kid friendly" with out door built in running space and fountains near some of the outdoor eateries.

Here, you will find another great selection of Charlotte homes and neighborhoods to choose from. Not quite as pricey as Ballantyne (close). The real estate in this area includes it all!; patio homes, custom homes, single family residences, townhomes, condos and apartment dwellings. From a community stand point, the Blakeney area tends to have more of a focus on swim neighborhoods and a little less focus on golf course neighborhoods.
Blakeney was created to blend itself in with the Ballantyne development. This has been done beautifully. Boulevarded streets, with young trees and plantings (eventually, these will take our breath away-like Myers Park trees do!), neighborhoods with heavily landscaped berms backing up to the main roads, and lots of busy families scurrying about to the nearby soccer fields and such.
(AS A SIDE NOTE:The area is also close to one of many Greenway Park system entries. If you like the great outdoors, seek the Greenway Park system out as a "must do". These are Mecklenburg Park trails with wooden bridges and small benches carved out along the way, all under a canopy of trees with batches of sunlight here and there. The trails are typically rambling along side creeks and streams, with an occasional pond or field popping up. Take your bike or take a hike. These are just great and can be found throughout the city of Charlotte! It's another place to scurry of to.)
Like the Ballantyne development, this area of Charlotte continues with the top notch schools of Ardrey High School; J.M. Robinson and Community House Middle School; McKee Road, Hawk Ridge, and Polo Ridge Elementary Schools. Home values continue to climb as the schools continue to be sought out. If you purchase your Charlotte real estate here, you won't end up disappointed with your decision. Again, it's a safe bet.

The home values for Blakeney may not be as pricey as Ballantyne, but they are not cheap. I suppose all is relative, so, here is a sampling of what you can expect in this area for getting a vague idea of pricing as if you are looking for South Charlotte homes for sale (as of July 2009): If you are trying to stay under the $250K mark, check out this group of Charlotte homes for sale.
Single family homes will range from about $200,000 to 1.2 million (Ballantyne tops off around 3 million). There you have it! The median range for the area is aobut the same as Ballantyne-$250,000 to $500,000. Here, you will have more homes in the price range to actually choose from.Townhomes and condos run higher, most are newer than the Ballantyne's and quite upscale. Ranging anywhere from $150,000 all the way up to $800,000. The median being around $200,000.

The latest, greatest in prestigious home addresses for the Charlotte real estate market, would have to be in Ballantyne.
Ballantyne was developed on a stretch of beautiful land (previously the Morrison Hunting Preserve) under the keen eye of Smokey Bissel, who named the development after his Aunt, Barbara Ballantyne.
Although in Charlotte, the Ballantyne area operates like a town unto itself. The Ballantyne development is located deep in South Charlotte; right on the edge of both the Union County and South Carolina borders. Near the intersection of Johnston Road and I-485, with Ballantyne Commons running through its middle.
The upscale nature of this area has had Charlotte home buyers flocking to it since its inception-back in the 1990's. Choices in housing abound, ranging from The Ballantyne Country Club and all of its custom homes, sprinkled into the mix are several beautiful single family neighborhoods
, swim/tennis neighborhoods, townhomes and condos are nestled in along with a few apartment complexes. The development includes a 4 star resort (Ballantyne) multiple Marriott hotels, and an 18 hole daily-fee golf course. The Ballantyne Development also has a mix of businesses; financial, insurance, builders (you name it) within the confines of a 535 acre corporate park.
What makes it so popular amongst its residents, is the sheer amount of restaraunts (chain, ethnic, upscale and sandwich), grocery (normal, organic and niche) and retail (national, local and boutique ) shopping that is available at your fingertips.
Anchored in the heart of the development is The Ballantyne Village. This is a pedestrian friendly center with indoor and outdoor dining; live music outside usually on weekends and Wednesdays; a grand water fountain with cobblestone walks and nearby home-made chocolate shoppe along with a great cigar store (complete with smoking room), amongst an assortment of others shops. If you need more than boutiques, you'll find Carolina Place Mall (Charlotte's largest) just three miles down the road, with furniture row to its side. You should be able to find anything you need within a five mile radius of Ballantyne, including multiple theatres. It's that convenient.
For those of you with children, this area is known for Ballantyne's schools (a bevy of Charlotte's top scoring schools). The area is home to: Ardrey Kell High School; Community House Middle School; Ballantyne, Endhaven, Elon Park and Community House Elementary Schools. It is also home to our busiest library, South Charlotte's Regional Branch, and two YMCA's!
The Ballantyne YMCA is for adults only (you can package this up with the family YMCA membership). The family Y (Morrison YMCA) is just around the corner. It has a water park, in-line hockey field, soccer fields, play ground area, and lots of work out classes and fitness rooms; if that's not your cup of tea, just do your own thing in the fitness center. Nothing shabby here!

Under the historic canopied boulevards of Myers Park the birds tweet and the joggers jog. This is where the elite of Charlotte planted their roots many years ago, and those on the move live today. They are set in a nest of harmony between uptown and the outward sprawl. Pleasing, accessible, yet exclusive, you get to be enveloped by the old and the new.
For the most part, the old money has helped usher in the new. Casual ease of upscale style brings with it the calm feel of this neighborhood. The estate sized lots have signature homes set back in the distance from these shady boulevards.
Homes that were not quite up to snuff, have been replaced with new homes that are designed to blend in with their neighbors. Many eloquent homes grace us with their architectural beauty and the natural beauty that surrounds them.
Speaking to some of its original owners, now in their 80's, you would be surprised to know that Myers Park was once considered to be WAY out in the country. Today, it is the closest of the finest neighborhoods in Charlotte. Populated by Doctors, Lawyers and Politicians...and then those, the few left that remember it as one of the first “suburbs” of Charlotte. Dirt roads and all!
The trees make tall wonders. Back in the days of the old dirt roads, these Oak saplings were drug in by mule with men guiding them in. Those same trees are some of Charlotte's treasured assets. They are stately, they are gorgeous. They set the tone of the lifestyle of Myers Park.
So what type of amenities does Myers Park have? Well, mostly you have the biggest park in Charlotte in your neighborhood. Freedom Park. This is a magnet for those urban enthusiasts who long for the outdoors. Call it Charlotte's mini Central Park.
Besides jogging along Freedom Park's trails there is East Boulevard on it's edge with shops, dining, and cultural delights. Any more goodies? Yep, A College...Queens University. Home of Higher learning with style. A Harvard of Charlotte's scholastics.

Sometimes you have to take a big bite.
Great foreclosed homes at irresistible prices require buyers to be prepared to give their highest and best offers. Why? Because if it is an unbelievable deal, it will have multiple offers submitted. If you really want the house and are prepared to pay for it… go for it.
Are you overpaying for the home? Ask your agent; for the most part, no. You are just paying a higher price than the listed price. It probably still will be a great bargain.
Is this a bait and switch? No. Banks realize at times that in order to sell a property they have to lower its price to such an attractive point that it becomes irresistible. They know that the price will draw multiple offers and quite possibly drive the price higher that the listed price.
Many great foreclosed homes here have investors circling the wagons when they come on the market. Whether you are buying for your primary residence or buying for an investment, jumping into this process without an agent can prove to be very costly.
So if you are bobbing for that great foreclosed deal, be prepared to take a big bite.
Have your financing in place.Work with your agent to glean all the necessary information about the property. Be prepared to act quickly. If you don’t it’s a good bet someone else will.
