Selling or buying a house requires, at times, a pretty thick skin, and most importantly An Experienced Agent.
Why?... Because Sometimes the unexpected happens. And when the unexpected happens, who do you turn to? ....Why you, if you are going it alone.
Wait a minute! Unexpected? Just what unexpected things can happen? Buying or selling a home without an agent is so simple. Anyone can do it...(or can they?)
So after careful consideration, here is my first installment of:
Just Ask Claude
1. "Dear Claude, having listed our house ourselves without an agent, we required a Pre-Qualification letter from the buyers, just like we read on www.skip-the-agent.com. This was the thing , we were told, that made the deal safe. We took the house off the market for 6 weeks and now the deal crashed because they could not get financing. What did we do wrong?
Dear Mr. FSBO Seller,
You believed a piece of paper that was from an internet loan company named www.wequalifyanybody.com. Further examination of the worthiness of the buyer, would have been a better choice. Sorry the potential buyers had a credit score of 482 and had 2 General liens against them. An experienced agent would have helped.
2. "Dear Claude, we didn't use an agent as prescribed by www.skip-the-agent.com. The seller said the house was well maintained. The houset looked good to me and the seller seemed honest and sincere. Why should I give $500 for inspections like my old agent prescribed? I know this is some form of racket to pump money into the pockets of inspectors."

If you are healthy, you don't need health insurance. Obviously you know more than you can see. You can pay out-of-pocket and rub your crystal ball, or get a qualified second opinion. Oh the burden of your x-ray vision.
3. "Dear Claude, I found my house on my own without the aid of an agent. The owner said agents cost you money because they charge a monster commission. He said, "I'll take what would have been paid in commissions off the sales price. I win and you win." This sounds fantastic to me. I could save a bunch of money. Why do people even use agents?

I read this too on www.screwtheagent.com. Looks like you swallowed the bait. Most fish do not survive this. Obviously you swallowed a zestimate from zillow. The reflux action on this is quite painful. Most agents provide and save you much more than what they earn in commission. Sure hope the house appraises.
4. "Dear Claude, I watch a lot of TV and I know if I put my home on the Internet it will sell instantly. My question is: What Internet do I use to put my house for sale? I know there are a lot of them. I just want the best one without having to pay a real estate agent.

As you watch a lot of TV, it seems like you are on the cutting edge...If you had an agent, you would find such pesky information that would clarify Internet marketing and it's precise integration into a marketing plan. That being said, People like you may be unaware of the sheer speed of the Internet. I recommend seat belts at all times. Additionally, I think a crash helmet will ultimately save you.

We have people from all around the country making the yearly All Star Race a Fun Filled, ratchet spinning, fandango.
Unlike other All Star events, This one is winner take all. Bump and grind, dodge and dash, It's peddle to the metal at breakneck speeds. These guys throw caution to the wind for only the glory of winning 1 race. There are no points for second place. The big dog gets the groceries, everybody else goes hungry.

If you have never seen a race up front and personal, It's breath taking.
You can feel the percussion of every lap to your core. This is exciting.
While you are thinking about it, when was the last time you were in a car rocketing at 190 mph. For me, NEVER.
So when "the big one happens", look out !

Anyway I digress.
Hit the Lowes Motor Speedway with the expectation to be entertained. You will not be disappointed.

Other times it's just a little research into the local real estate market. Either way, you should find a good agent and you will begin your round on solid footing.
When the stakes are so high, it only makes sense to use an agent in your most significant purchase or sale.
