Costa Mesa Real Estate News - Westside Costa Mesa Market Report
Southwest Costa Mesa, better known as the Westside or Westside Costa Mesa, is a wonderful area of Costa Mesa which borders both Newport Beach and Huntington Beach. It is typically quantified as being West of Newport Boulevard.
It encompasses Fairview Park and the Talbert Nature Reserve.
It has a wide mix of homes ranging from single family homes, to condos and apartment buildings. The homes overlooking the bluffs, have beautiful views of the ocean and wildlife in the Santa Ana River.

Based upon general definitions, it appears that Westside Costa Mesa should be in a Sellers' Market though it still appears to be a Buyers' market. Given all that is going on in the credit market and the banking industry, we are in an unusual time and will have to see what happens over the next few months as things hopefully begin to stabilize.

Costa Mesa Real Estate - Eastside Costa Mesa Real Estate News
Eastside Costa Mesa is a charming area of Costa Mesa which borders Newport Beach, and, as a result, tends to have higher property values than some other areas of the city. It is bounded by Irvine Boulevard on the east, Newport Boulevard on the west, 15th Street on the south and Mesa Drive on the north.
Most of the original lots in Eastside Costa Mesa are around 10,000 square feet, a large size lot in Orange County, which allows for space to expand smaller, older homes if desired.
Eastside Costa Mesa is known for wide streets and lovely, mature trees, homes with picket fences and an eclectic mix of different types of homes.

Orange County Fairgrounds for Sale to Highest Bidder?
Did you know the State of California owns the Orange County Fairgrounds? I bet that would a shock to many.
The Governor started threatening to put State properties up for sale if more money couldn't be raised other ways, and now here we are. The State of California has put the Orange County Fairgrounds on the auction block.

The City of Costa Mesa may attempt to limit the use for the 150 acre site. Doing so would potentially limit the value of the land significantly during a time when the State of California seeks to raise money from its sale.
The value of the Orange County Fairgrounds is estimated somewhere between $96 million and $180 million. Why the huge variation? It is a result of the final zoning for the Fairgrounds, which the City of Costa Mesa is currently discussing amending in an attempt to prevent the sale from changing this City icon.
To me, the Orange County Fairgrounds and Swapmeet is very much a part of local tradition. I go to Fair nearly every year, usually many times, and now am enjoying taking my children. The swapmeet is convenient, fun and outdoors. There is little like it that I have seen, and I hope that some way can be found to maintain it.

By the Way How Much Do You Charge to Help Me Buy an Orange County House?
I had a new client ask me this the other day after we discussed her needs and goals my ability to help her reach them by helping her buy her Orange County home.
Generally, here in California, the buyer's agent is paid by the seller.
When the seller lists his home with the listing agent, they agree on a commission, and usually, the listing agent then splits this commission with the buyer's agent.
Although this is the most common situation, there are other ways in which the buyer's agent may be compensated upon the buyer's purchase of an Orange County home. The buyer and his agent may enter into an agreement under which the buyer agrees to compensate the buyer's agent a certain percentage of the purchase price regardless of what the seller has agreed to pay. This may be partially covered by the amount, if any, paid by the seller.
This might occur when the buyer wants to buy a for sale by owner that is not paying commissions to any agent, or when the commission offered by the seller/seller's agent is less than that agreed to between the buyer and his agent.
Why would the buyer agree to pay commissions to his agent if he buys a for sale by owner or a home with a lower commission?
A buyer's agent looks out for the best interest of the buyer, and finding a good buyer's agent who understands the market and the pitfalls that can occur when buying an Orange County home can save the buyer more than the cost of the commission.
