After my recent post about a struggling homeowner that wanted to get help from his bank and the bank turned a deaf ear.

I am calling in a favor today. I am going to call the president of a local bank that I have been doing business for nearly 30 years.

Good thing is, this president started out as a loan officer many years ago. I went to him when I needed a loan to jump start my business way back then.

Every time I see him in the bank he wants to talk about everything from the economy to my business's future.

I have informed the home owner yesterday I was going to call someone on his behalf. He said any help would be great.

Now we will see if I have any kind of "pull" when it comes to helping someone with a bank.

They are in phase two of construction. There will be over two hundred unit when completed.

Carlsbad department of development was heavily involved in this venture.

As many of you here in the Active Rain community knows. I just hit the 200,000 point mark. It's been a long time coming for me.

Here at Desert Sun Home Inspections, we strive to present the best inspection and best report we can. The reports are usually ready within a couple of hours after the inspection.

There are posts that I have posted here for all to see and some were controversial to say the least.

But for the most part, I think I have done a pretty good job on keeping things "on point and to the point".

This is a post everyone should read.

I really liked all the responses from my last post "Is it greed, or is it just me". 165 comments.

Another good post was all about being the "best of the best". 88 comments.

Then there is a post about "over 6,000 comments, and I'm still here playing in the rain". 75 comments

And this was just in December of 2011.

Not to mention all the posts about inspecting. I don't have the best posts on the Active rain dashboard.

But I would like to say thank you to all that have subscribed to my posts. I will try my best to not let you down when it comes to posting better in 2012.

Let me get this straight. You buy a home from a seller. You then have a local bank finance the home at a certian percent interest. This loan is for thirty years.

So far so good.

After ten years of making payments, you find out you are being layed off.

Now you have to take a lower paying job and the house payment you could afford is now not a realistic amount.

Now what?

You contact the bank to talk about the "issues" of not making the same income as before.

Refinance he home? What if the bank says no. Then what?

My question is this. After making all those payments for all those years, all the interest the bank has made over those years means nothing? What about the large amount of cash the bank has made from your payments?

I'm not the best person to ask about what a bank or lending institution will do or not do. But I do know this. Paying a payment for a long time, should bring you special consideration when it comes to you and your home.

There are special financing set up to help struggling home owners with just this problem.

But what about the homeowners who the banks and lending institutions don't want to help.

Is this greed or is it just me?

Yes I know. we don't get that much snow here in Carlsbad, New Mexico.

It's usually gone the next day. But this time we still have a lot of snow left from our latest storm. It dumped about a foot of snow on us in two days of falling.

When I inspect a home I try and get everything inspected. But when the roof is snow covered it's nearly impossible to inspect it. For all the safety issues involved.

I'm not a "super hero". The latest inspection was a little bit cold and wet.

This home is unoccupied at the time of inspection. Making it easier to inspect it.

The dreaded crawl space access.

This is a crawl space access entry. Not that many homes here have a crawl space. It was a nice change of pace for me.

A/C lines are not insulated.

In this crawl space I found that the A/C lines from the compressor were not insulated to the furnaces "A" frame. Plus the dryer vent had come loose and was alowing the dryer exhaust and all the lint to end up in the crawl space.

But all in all it was a great inspection. Here's to everyone in the Active Rain Membership to have a great 2012 year. And many more to come.
