VA Home Loan - How Do I Use My Veteran VA Home Loan Benefits?

What Does It Take To Buy A Home? Can I buy A House Right Now?

In the past, it was black and white to qualify for a loan and you were seriously speculated as to your credit risk. When the real estate bubble started growing quickly, lenders got greedy and people were getting loans handed to them left and right (regardless of whether or not they could repay). The market prices were rising too fast and too high with the bubble and because of all the bad loans... Well, you see what happened.

Now, the market has corrected itself and everything is back to black and white. Everything depends on what type of home you are buying, and the loan you are applying for.

This is a good thing because although it is a little harder to qualify for a loan right now, it opens the door only to consumers who have the ability to actually repay the loan. So, instead of a home foreclosing in 6 months and dragging prices down with it, you now will have prices stabilizing and equity starting to grow. As more and more buyers flood the market, supply and demand is taking effect and prices will soon start to go back up.

TO BUY A HOME RIGHT NOW:

Many people feel they need a large down payment, money to close, and so on and so forth to get into a home right now. This is a common misconception and thanks to all the gloom and doom reported on the news it has people afraid to try and buy right now.

COMMON MYTHS:

1) Banks aren't lending right now

- This is VERY wrong. Banks are very much lending right now and they prefer a home purchase loan. They are safer loans than the risky underwater refinances saving borrowers who got into trouble in the burst of the real estate bubble.

2) I need a lot of money to get into a home

- This is a buyers' market right now, and that means you can make demands. Your Realtor should know how to negotiate your contract making the seller pay your closing costs and eliminating your need to bring cash out of your pocket to the closing table.

3) 100% financing doesn't exist anymore

- This cannot be farther from the truth. There are still a few 100% financing options out there and when you combine this with a seller paying your closing costs it is possible for you to get into a home with pretty much no money out of pocket!

4) There aren't any good deals right now because the market is in trouble

- This is obviously a misconception. The market is in trouble because bad loans were made, and got foreclosed on. HOME VALUES ARE DOWN right now, and when is the best time to buy or invest in something? When it is on DISCOUNT! Deals are everywhere and your Realtor can find them!

5) I need excellent credit

- Again, not true. There are loan programs right now I have seen that go down to the lowest score possible. It is all based on what your report says, and the loan applied for. Another note is that the credit scores provided to you when you pull your own report are not always what your score will be when applying for a home loan. The best way to know is to talk with a loan officer who can review your status, give you your scores, and guide you through what needs to be done (if there are challenges).

I hope this helps to clear things up a little. YES, you can buy with no money out of pocket. Yes, you can buy with challenged credit. YES, there are deals to be had everywhere out there right now. YES, we would love to help you!

How To Get Pre-Qualified or Pre-Approved For a Mortgage (Or Home Loan)

Working closely with a lender is an important part of my business. I like to stay informed and help my clients understand everything about buying a home. Many people have heard a lot of real estate terms, but don’t always know what they mean. I asked a loan officer to help explain the initial qualification process for me. This is what he had to say about Pre-Qualifing/Pre-Approvals:

This is a touchy topic these days with all the different regulations and laws that have come out. Everyone has to step lightly as to not get in trouble for saying the wrong things that could be taken as misleading or misguiding.


Take for example the words pre-qualification, and pre-approval. As a loan officer, you are not allowed to market a "Pre-Approval" anymore because "Approval" indicates you just approved a person for a specific loan. Although loan officers can issue pre-approvals, it is not allowed on marketing materials because it simply cannot be done correctly until a borrower has picked out a property, and a full loan application has been made.


"Pre-Qualification" simply means to sit down and cover the very basics of getting a loan. This simply means that you are "Qualified" to apply for a mortgage and have high chances of obtaining a mortgage and so this is the lingo they want loan officers to use. This is what realtors and sellers want to see happen before you write an offer on a house. Once you have a letter from a lender they then begin to take you seriously.


This is good for you too. You need to know you qualify for a loan (mortgage) before you buy anyway. And after the process is complete the loan officer can tell you how much money you qualify for, what payment ranges will be, and also a lot more needed information that you might not realize you need to know.


The process usually should take only 10-15 minutes. You can fill out information online, over the phone, or in person. Most people love a in person meeting at their place of business because of fraud these days.


What information a loan officer will need during the pre-qualification is your rough estimated income (gross- not after taxes!) to see what debt to income ratios you are at. He then talks to you about your overall credit situation, and then other details associated with each individual that may effect things like if you have any money to put down, etc. Every transaction is different and it is best at this point to be very open and give all the information you can.


After you sit and talk, your loan officer should be able to tell you what loan programs you qualify for or if there are any challenges you need to overcome before looking for a home. But, if you do qualify, your loan officer should issue a letter for you to give to your realtor to put an offer in on a home you love!

Should I Buy A Home Right Now? John Paulson The Wall Street Billionaire...

In a recent conversation I had with my loan officer David DuBeau, he said that many people are wondering if they should wait out the recovery and see if prices are going to go lower before they buy a home. Some just want to know if it is safe yet and if rates are going to start to climb again.

John Paulson the Wall Street billionaire made $4 Billion (with a "B"!!) betting on the housing crash in 2007. At that time it was the largest payout to any hedge fund manager. Now he has bet on the housing recovery and already been paid... $5 Billion in 2010! He also made 1.7 Trillion (With a "T" this time!) for his hedge fund! WOW! This guy knows real estate and is a GENIUS! He knew enough to know that the market was going to crash, and is now predicting our recovery.

As far as rates go, Multi-Billionaire Warren Buffet has put all his chips in predicting the rise in interest rates which we have already seen start to jump up in the recent months prior.

YES! Now is the time to buy! When is the best time to buy something? When it is on DISCOUNT. Prices are lower than we have seen in years, and with a recovery come inflated prices. So, if we are now recovering that means prices are the rock bottom right now!

There you go, low interest rates and rock bottom prices... it is time to get in while you can. If you buy now, you will be able to afford a better and/or bigger home than if you wait for rates or prices to change.
